**Job Description**
The Chief Operating Engineer will be responsible for:
- Ensuring environmental conditions are maintained to optimum comfort levels during lease hours and responding promptly to tenant requests.
- Scheduling and supervising engineering staff, assigning work priorities, and providing technical training.
- Implementing and managing preventive maintenance programs to prolong the life of building equipment and systems.
- Conducting frequent tours of the building to inspect life safety, mechanical, and electrical equipment.
- Maintaining strict accountability of inventories and proper storage of supplies, stock, building fixtures, parts, and tools.
- Ensuring and maintaining an effective water chemical treatment program.
- Managing, reviewing, and reporting on the performance of outside service contractors.
- Ensuring all contractors abide by building rules and regulations.
- Managing engineers and sub-contractors to ensure timely completion of building upgrades and repairs.
- Providing technical assistance and advice to the Property Manager.
- Promoting safe work practices, product, and equipment ownership, and continuous improvement within the department.
- Inspecting equipment to ensure it is operating within correct parameters.
- Responsible for preventative maintenance, operation, and servicing of mechanical facilities and the property.
- Performing general repairs and maintenance building interior/exterior as required.
- Ensuring that mechanical rooms meet established cleanliness standards.
- Monitoring and responding to tenant service requests.
- Monitoring tenant construction to ensure base building systems are not altered or damaged.
- Carrying out repairs and maintenance of plumbing fixtures.
- Performing roof maintenance, including inspection and cleaning of roof, drains, and gutters.
- Repairing common area equipment.
- Participating in testing of fire and life safety systems.
- Ensuring all regulatory codes and permits are adhered to.
- Participating in environmental, health, and safety programs.
- Assisting in the purchase of materials and supplies.
- Assisting in the annual budgeting process.
- Ensuring all required documentation related to preventative, scheduled, and ad hoc maintenance is completed and maintained.
- Performing all job functions in a safe and healthful manner.
**Requirements**
- High School Diploma or equivalent.
- 4th Class Power Engineer.
- Trades background is considered an asset.
- Water treatment experience is considered an asset.
- Minimum 5-7 years of experience as a Building Operator in a mix-use high-rise office/retail building.
- Solid understanding of maintenance and operational routines of large mechanical equipment.
- Proven computer skills (i.e., Microsoft Office - Excel, Word, Outlook).
- Extensive experience with Direct Digital Control (DDC) systems, ESC, and Delta product or similar.
