Vice President, Industrial Real Estate Development

Our client is a National Development organization dedicated to ambitious growth within the industrial sector. They are focused on developing a strong team and executing both current and future projects successfully, positioning themselves as leaders in the market.


Your New Role

As the Vice President, Industrial Development, this individual will play a pivotal leadership role in the Ontario office.


Responsibilities include:


Managing Development Opportunities: Overseeing the entire process from conception to purchaser/tenant turnover for industrial projects in Ontario.

Facilitating Municipal Approvals: Leading the municipal approval process to ensure compliance and efficiency.

Due Diligence Leadership: Conducting thorough reviews of land and building acquisitions, including the assessment of development proformas and legal contracts.

Consultant Engagement: Overseeing the engagement of consultants and collaborating with the existing team to facilitate development applications and maintain relationships with municipal officials.


Acquisitions


GTA-Wide Strategy: Work with the acquisitions team to create a GTA-wide strategy with target locations for land acquisitions as well as redevelopment. Ensure this strategy is in line with company objectives and communicated with Leadership.

Brokerage Community: Work with the brokerage community to source opportunities and answer questions regarding acquisitions and proposed developments.

Land Acquisitions Process: Manage the land acquisitions process by overseeing internal team members and external consultants through the various aspects of site due diligence.

Market Trends: Stay current on market trends for design and specifications. Keep informed of market conditions, and relevant development by-laws, regulations, and guidelines.

Site Visits: Visit prospective land opportunities to assess existing conditions and suitability for the proposed development.


What You’ll Need to Succeed


To thrive in this role, candidates should possess:


Experience with Municipal Processes: Familiarity with the rezoning, subdivision, Site Plan Approval, and Building Permit processes across various municipalities.

Development Expertise: A proven background as a development professional in land and building acquisition, with experience in reviewing proformas for selling and leasing commercial properties.

Knowledge of Regulations: Strong understanding of the Ontario building code and legal contracts, along with experience working with municipal departments for rezoning and site plan applications.

Leadership Experience: A minimum of 5 years’ experience as a senior development executive, with a track record of managing multiple concurrent projects.

Communication Skills: Excellent communication abilities, combined with proven presentation experience within a senior-level management group.

Technical Proficiency: Proficiency in Excel, Word, and Outlook, with preferred knowledge of Yardi and P6 Scheduling.


Advocacy Experience: Experience in government advocacy, either directly or through industry associations.
