Assistant Building Superintendent


Reporting to the Property Manager, the Assistant Building Superintendent will be responsible for overseeing the general operations, and maintenance of the building in a responsive and professional manner.

They will be responsible for addressing residents' concerns and addressing building cleaning and maintenance needs.

The superintendent is responsible for the general upkeep of the facilities and for responding to residents' inquiries/emergencies, as well as conducting regular inspections of the property and its systems to verify the safety and condition of all aspects of the interior and exterior of the building.

The Superintendent also acts as the onsite coordinator for service technicians and other contractor staff carrying out work on the property.


Key Responsibilities and Accountabilities:

  • Provide responsive, professional customer service to all residents of the building.
  • Provide emergency/unscheduled repairs of equipment, structures, and grounds on the property (inside and out)
  • Monitor performance of external contractors and service personnel working on the property to ensure quality workmanship and customer service excellence;
  • Completes scheduled preventative maintenance inspections of building envelope and mechanical systems and equipment, recording readings and observations.
  • Conduct monthly fire inspections, maintain minor components of the fire safety systems, and maintain fire safety logs
  • Perform regular property inspections of common areas including lobbies and parking facilities, building exteriors, and landscaping in coordination with the Property Manager.
  • Remediate any potential hazards or damages in a proactive manner, reporting any and all such maintenance concerns to the Property Manager in a timely manner.
  • Schedule routine moves and update access to the building entry system
  • Perform with the assistance of the cleaner, general cleaning and maintenance of all common areas and grounds of the building to help keep them clean and in good
condition at all times.

  • Maintain the cleanliness and organization of all electrical, mechanical, and other work areas as well as Supply and Storage areas.
  • Oversee and monitor work done by the snow removal contractor and carry out snow shoveling of the entrance areas as needed.
  • Provide afterhours emergency service for the building and site.
  • Other duties within the scope, spirit, and purpose of the job, as requested by
management.

Knowledge, Skills, and Abilities:

  • Completion of a high school diploma.
  • Postsecondary education in a skilled trade such as electrical or plumbing would be considered an asset.
  • A minimum of 35 years related experience in a maintenance or superintendent role, correcting and resolving various problems related to water, lighting, HVAC, and other systems.
  • Strong written and verbal communication, integration, problemsolving and interpersonal skills.
  • Ability to prioritize, with strong organization and time management skills.
  • Ability to cope with highintensity and stressful environments.
  • Strong attention to detail.
  • Bilingualism, French and English would be an asset

Job Types:

Salary:
$18.00-$19.00 per hour
