Exigences :

3 à 5 ans d'expérience dans un poste similaire en gestion immobilière Expérience dans l'industrie immobilière Connaissance du droit immobilier québécois Le bilinguisme (anglais et français) est un atout.

Les responsabilités incluront :

1) Entretien des propriétés :

Programmer et superviser l'entretien et les réparations pour s'assurer que les propriétés sont bien entretenues. Effectuer des inspections régulières afin d'identifier et de traiter les problèmes de manière proactive. Coordonner avec les entrepreneurs et le personnel d'entretien les réparations et l'entretien en temps opportun.

2) Relations avec les locataires :

Traiter rapidement les demandes de renseignements, les plaintes et les demandes de services des locataires. Assurer un niveau élevé de satisfaction des locataires en fournissant un excellent service à la clientèle. Faciliter l'emménagement et le départ des locataires, y compris les inspections et la documentation.

3) Location et marketing :

Gérer les listes de propriétés et commercialiser les unités disponibles auprès des locataires potentiels. Organiser des visites et s'occuper des formalités de location. Il sélectionne les locataires qualifiés en vérifiant leurs antécédents et leurs références.

4) Gestion financière :

Préparer et gérer les budgets des propriétés, en veillant à ce que les objectifs financiers soient atteints. Collecter les loyers, gérer les impayés et s'occuper des expulsions si nécessaire. Préparer des rapports financiers pour les propriétaires, y compris les revenus, les dépenses et la rentabilité.

5) Conformité et administration :

Veiller à ce que les biens immobiliers soient conformes aux réglementations locales, nationales et fédérales. Tenir des registres précis des activités des propriétés, y compris les baux, les inspections, l'entretien et les transactions financières. Se tenir informé des tendances du secteur et de l'évolution de la législation en matière de gestion immobilière.

6) Gestion des fournisseurs et des contrats :

Négocier des contrats avec des vendeurs et des prestataires de services. Superviser les performances des fournisseurs afin de s'assurer que des services de qualité sont fournis dans les délais et dans le respect du budget. Gérer les relations avec les sociétés de services publics, les compagnies d'assurance et les autres parties concernées.

7) Gestion de crise

Répondre aux urgences et aux problèmes de maintenance urgents. Élaborer et mettre en œuvre des plans d'intervention d'urgence. Communiquer efficacement avec les locataires et les propriétaires pendant les crises.

Requirements:

3-5 year experience in a similar position in property management Experience in the real estate industry Knowledge of Quebec Real estate Law Bilingual (English and French) is a must

The responsibilities will include:

1) Property Maintenance:

Schedule and oversee maintenance and repairs to ensure properties are well-maintained. Conduct regular inspections to identify and address issues proactively. Coordinate with contractors and maintenance staff for timely repairs and upkeep.

2) Tenant Relations:

Handle tenant inquiries, complaints, and service requests promptly. Ensure high levels of tenant satisfaction by providing excellent customer service. Facilitate tenant move-ins and move-outs, including inspections and documentation.

3) Leasing and Marketing:

Manage property listings and market available units to potential tenants. Conduct property showings and handle leasing paperwork. Screen and select qualified tenants through background checks and references.

4) Financial Management:

Prepare and manage property budgets, ensuring financial targets are met. Collect rent, manage delinquencies, and handle evictions if necessary. Prepare financial reports for property owners, including income, expenses, and profitability.

5) Compliance and Administration:

Ensure properties comply with local, state, and federal regulations. Maintain accurate records of property activities, including leases, inspections, maintenance, and financial transactions. Stay informed about industry trends and changes in property management laws.

6) Vendor and Contract Management:

Negotiate contracts with vendors and service providers. Oversee vendor performance to ensure quality services are delivered on time and within budget. Manage relationships with utility companies, insurance providers, and other relevant parties.

7) Crisis Management

Respond to emergencies and urgent maintenance issues. Develop and implement emergency response plans. Communicate effectively with tenants and owners during crises.
