Job Description & Duties

The Property Maintenance Manager must ensure a clean, safe and well-maintained resort at all times.

Regular Duties

  • Control of master keys; locking and unlocking of all secured areas on property.
  • Manage other maintenance staff and outside service providers.
  • Manage hydro breakers, maintaining hydro enclosures
  • Water testing, daily, weekly, monthly as required.
  • Repair septic pipe breaks and address septic backups.
  • Tree pruning and gardening as required.
  • Ensure that any access gates are working.
  • Ensure that areas are clean and free of litter. Garbage containers are changed as needed.
  • Complete any daily projects reported by reception and otherwise assigned during shift.
  • Maintain laundry room and equipment.
  • Groom beach and remove excessive weeds.
  • Maintain water crafts and dock repairs, manage annual dock installation and removal.
  • General maintenance and repair of resortowned buildings.
  • Mow and trim grass in public areas, vacant sites, rental units and stock models.
  • Maintain rental accommodations, propane for BBQs, light bulbs (interior and exterior).
  • Maintain resort equipment, including tractors, wagon, golf carts,etc.
  • Maintain positive vendor relationships with our suppliers.
Equipment Management

  • Maintain accurate equipment inventory records.
  • Accurately inspect and evaluate equipment daily.
  • Ensure equipment is locked and areas are secure.
  • Ensure equipment is in good repair and any safety equipment is in working condition, ready for use.
Marketing

  • Ensures signage is displayed correctly.
  • Ensures signage is in good condition and visible.
Property maintenance

  • Ensures daily resort activities are completed within designated timelines.
  • Garbage bins are clean.
  • Property is in neat order.
Resort Promotion

  • Greet owners and guests.
  • Knowledge of resort amenities; hours of operation, etc.
  • Ensure that customers are made aware of any chargeable services (winterizing, etc).
Employee Productivity & Performance

  • Participate in weekly meetings with the General Manager, sharing knowledge, skills and information.
  • Establish personal timelines and prioritize tasks.
Customer Relationship Building

  • Respond to communications promptly with accurate information, while establishing a relationship with owners and resort guests.

Lines of communication

  • The Property Maintenance Manager reports to the General Manager daily.
Full-time Seasonal

  • Hours are based on the rhythm of the business including days, evenings, weekends and holidays from April through to December. The Grounds & Maintenance Supervisor may also be called upon to support special projects such as setup for an exhibition (RV Show for example) during these times.
