We have an exciting opening for a
Maintenance Manager to be based out of the beautiful
Nova Centre.

The Maintenance Manager performs preventative maintenance, on-site trouble shooting and repairs at Nova Centre, and acts as lead Technician for the downtown portfolio - ensuring work orders are being completed on time and in accordance with Company standards.

RESPONSIBILITIES AND DUTIES:

  • Perform general maintenance and repairs to tenant spaces in Nova Centre (including but not limited to: changing ceiling tiles, changing fixtures, changing lights, minor plumbing, patching drywall, painting, cleaning, etc.)
  • Proactively take actions as needed to improve building appearance and overall wellbeing.
  • Conduct scheduled, preventative maintenance checks as related to the building and its equipment;
  • Diagnose problems, replace or repair parts, test and make adjustments;
  • Update and maintain equipment, repairs, history and inventory information in electronic work order system;
  • Perform regular property inspections and report faulty equipment or unusual situations to Property Manager or Chief Building Engineer;
  • Perform inspections of workorders in downtown portfolio (outside of Nova Centre), to ensure assigned work orders are being completed ontime and in accordance with Company standards;
  • Oversee onsite construction projects at Nova Centre, acting as 'eyes and ears' for Construction and Property Manager;
  • Working closely with subcontractors, providing direction and resolving problems as needed;
  • Proactively anticipate issues with construction projects, communicate problems to Property or Construction Manage for resolution;
  • Ensure we have all proper construction documentation (e.g., 'as build' drawings, balancing reports, commission reports, etc.) on an ongoing basis by all trades during the construction process;
  • Ensure subcontractors are fully executing and complying with contracted scope of work and are working in accordance with Company quality and safety standards;
  • Maintain positive relations with tenants through inperson visits and regular communication;
  • Establish oneself as a visible Page presence in the eyes of tenants;
  • Proactively anticipate tenant maintenance issues; act to alleviate tenant frustration.
  • Listen to tenant feedback on maintenance related items act as champion of any issues and take appropriate action to effectively resolve;
  • Foster collaboration between various divisions (property administration, mechanical/electrical, property accounting, etc.) to maximize tenant experience;
  • Bring forth recommendations and strategies to improve tenant experience as it relates to maintenance;
  • Provides leadership in customer service philosophy and attitude.
  • Operate and test building emergency life safety and monitoring equipment;
  • Respond to emergency afterhours calls according to on call schedule.

EDUCATION AND EXPERIENCE:

  • Highschool diploma or equivalent;
  • 3+ years' experience of maintenance experience in commercial property management is preferred;
  • Some supervisory experience is preferred;
  • A trade or some technical or vocational training is preferred;

SKILLS AND KNOWLEDGE:

Relevant Skills and Knowledge:

  • Strong general knowledge in electrical, plumbing, carpentry, etc.
  • Comfortable using a variety of hand and power tools, electric meters, and job specific equipment in performing duties;
  • Strong understanding of property management;
  • Understanding of construction terms and processes;
  • Understanding of OH&S legislation;
  • Solid understanding of building and operating systems;
  • Promotion of positive customer service and tenant relations;
  • Comfortable dealing with tenants, staff and contractors;
  • Ability to make effective technical decisions in emergency situations;
  • Strong team player;
  • Ability to work under pressure and juggle multiple priorities;
  • Proven problem solving abilities and experience;
  • Excellent communications skills;
