SUMMARY


As an Analyst at Welltower you will participate in an 18-24 month global rotational program designed to: provide broad exposure to our organization; build knowledge and acumen in core markets and business processes; enable the development of highly transferable skills; prepare you for permanent placement in the best-fit role, where you are most likely to make meaningful contributions and immediate impact.

The program consists of rotations through three core business areas (UK, Canada, and US), with each area providing exposure to multiple functions, roles, global markets, and responsibilities.

Each rotation is composed of a combination of prepared work assignments and job shadowing, on-the-job training, formal classroom training, scheduled learning and development, project management, relationship management, presentation, net-working and industry exposure.

Successful participants will have the opportunity to be placed in a full-time role after the rotational program.

KEY RESPONSIBILITIES

  • Rotate through the Investments department in the United Kingdom, Canada, and the United States, and assist in the investment decisionmaking process and manage investments at each rotation
  • Review and analyze business plans, management teams, budgets and financial statements, both at the companywide and individual property or portfolio level
  • Active involvement throughout the full transaction cycle to assess and execute acquisition and development opportunities of senior housing assets, and healthcare real estate opportunities
  • Lead the financial underwriting and the due diligence process
  • Prepare and present investment committee recommendations
  • Provide continued support of monitoring the performance of the investments
  • Lead ongoing asset management activities, including financial review on operator and property performance, annual budgeting, and periodic reporting.
  • Participate in monthly and quarterly meetings with operators.
  • Provide analytical and qualitative support to form strategic plans both at the property level and the portfolio level.
  • Real estate valuation
  • Market analysis/site selection
  • Conducting adhoc analysis and support of financial projects as identified or directed by leadership.

MINIMUM REQUIREMENTS

Experience:
Previous internship experience preferred. Proficiency in real estate modeling including valuations, returns, and waterfall distributions. Intermediate/Advanced proficiency in Microsoft Excel required

Education:
BS or BA in Finance, Economics, or similar business or analytical field required.
