About the Position :

Reporting to the Regional Property Manager, the Senior Resident Manager has the overall responsibility for the day to‐day operations of the property. Focus will be on maintaining the building, customer service, performance management and motivating staff to ensure a well‐maintained property, excellent customer service and resident relationships.

Key Functions and Responsibilities:

Implement and maintain policies and procedures for daily operations.

Take the overall lead in suite leasing.

Train team of Resident Managers and Assistant Resident Managers to support leasing function in the

evening and on weekends.

Train team of Resident Managers and Assistant Resident Managers on customer service and office

procedures as required .

Maintaining property cleanliness, inside and out i.e., street to suite, at the highest standards.

Determining scope of work for minor repairs, issue POs as required through Yardi.

Select contractors.

Manage contractors.

Monitor quality of work.

Project manage and drive projects to completion.

Assist the Regional Property Manager in gathering quotes and executing larger capital projects.

Issue PO’s

Manage contractors.

Monitor progress and quality of work.

Project manage and drive capital projects to completion.

Ensure high level of customer service for current and prospective residents.

Respond to all resident requests and problems in a timely and professional manor .

Respond to and assist with emergencies in a calm and confident manor .

Perform and document regular building inspections; prepare/assist with reports.

Conduct in suite, vacant suite, building and grounds inspections.

Manage the suite turnover process from initial scope through final move in status.

Maintain frequent communication with Resident Managers and Assistant Resident Managers to ensure

flow of work.

Cost management of operating budget

Facilitate the coordination of maintenance work, property services and vendors’ activities.

Assist with issuing legal forms and notices.

Accounts receivable/rent collection – review monthly arrears report and ensure establish procedures are

carried out.

Accounts payable – verify and approve invoices related to managed properties.

Assist with resident retention programs and events.

Prepare reports for presentation to Regional Property Manager

Assist with setting rents, keep asking rents updated in Yardi.

Other duties as assigned from time to time by the Regional Property Manager.

Required Skills and Abilities:

Excellent written and verbal communication skills

Computer skills (Email, Excel and Microsoft Word)

Flexibility in schedule to work occasional evenings and weekends

Clean drivers abstract and valid driver’s license/insurance and reliable vehicle as travel throughout Ontario is a requirement of the position

Canadian citizenship, permanent resident status or work permit .

Education and Experience :

Experience with Yardi is a must .

4 to 6 years previous experience in multi residential property management

Commercial experience preferred, but not required .
