Primaris REIT is currently hiring a dedicated and enthusiastic Supervisor, Operations to join our team at our Park Place Shopping Centre, in Lethbridge, AB. If you have experience as a Building Operator or similar role, have managed teams and thrive in a dynamic, fast-paced environment, this exciting opportunity is perfect for you*Please note the working days for this position are Tuesday-Saturday*As the Supervisor, Operations you will oversee the budgets, contracts and deployment of assigned workforce to ensure proper monitoring, maintenance, and troubleshooting of all Building Automation Systems and related equipment.Oversee the general budgets for snow removal, landscaping, fire alarm, electrical, and other general maintenance contractsPlan, coordinate, and perform maintenance and repair of all electrical and/or mechanical equipment and maintain up-to-date records of activitiesMonitor and operate the Building Automation System to avoid malfunctionsEnsure all calls for service of mechanical and electrical equipment are completedMonitor, inspect, and troubleshoot issues relating to the Fire Protection SystemAddress all electrical, plumbing, heating and air conditioning problems that ariseCode & submit invoices from suppliers for processingDirect and oversee the recording and maintenance of all chemical tests and add the required chemicals to the HVAC systems, including boilers and chillersMaintain all electrical and mechanical roomsAddress tenant requests and complaints promptly and professionallyAssist the management team with all aspects of building operations such as budgeting for capital expenditures, purchasing of materials, controlling inventory of stocked items, and making recommendations on possible changes to enhance the efficiencyDirect and oversee contracted work (in conjunction with senior management)Follow-up and report contractor performance and possible deficienciesActively recruit and train new team members when requiredCoach, motivate, direct and evaluate all direct reports through regular formal and informal discussions, including annual evaluations, and goal setting sessionsEnsure necessary training (including safety) is delivered to direct reportsEnsure necessary safety precautions and policies are followed in line with applicable laws and company policiesOther duties as assignedRequirements:To excel in this role, we are looking for candidates who have previous supervisory experience within a similar role. If this opportunity sounds interesting to you, you likely have the following attributes:3-5 years’ experience in Building Operations or similar role with 1 year in a supervisory experience preferably within a shopping centre or mixed-use environment4th or 5th Power Engineering Ticket or Fireman’s Power Engineering TicketPossession of Refrigeration Engineer certificate an assetWorking knowledge of heating and cooling systemsKnowledge of Health & Safety legislation and Fire and Building codesProficient with MS Office SuiteWHMIS certificate an assetValid driver’s licenseJoin us and play a vital role in providing outstanding experiences to our valued customers and tenants.
