The Managing Director, Operations position is responsible for administering building and grounds maintenance, protection services and risk management, sustainability and accessibility practices, and property development and capital improvements. The position is a member of the Science Center Leadership Team and actively participates in the development and execution of organizational strategy, policy, and operation of the Saint Louis Science Center.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Direct the daily and long-range operations of the Science Center to provide a safe, clean, efficient, and pleasant environment on an economical and timely basis.
  • Supervise and coach paid staff, interns, and volunteers, to develop and maintain a spirit of teamwork, shared responsibility, and accomplishment.
  • Collaborate with Science Center staff and others to continuously improve the overall function of operations, facilities, systems, and infrastructure, and to assist with the planning and implementation of the Mission and Strategic Plan of the Science Center.
  • Develop and administer short- and long-range goals, objectives, and annual budgets for the Operations Division – facility operations, engineering, building services and security departments – to ensure that funds spent are appropriate in amount and application.
  • Develop, maintain, and execute a 10-year capital plan.
  • Establish and administer preventative, corrective, and deferred maintenance programs.
  • Draw up specifications, invite bids, negotiate, and award contracts (approved by the Board of Commissioners, as applicable), and oversee performance for all maintenance contracts.
  • Oversee facility renovations and construction projects, including plan development, contract administration and job-site supervision, to uphold standards of quality and ensure that work is completed within budget and in a safe, timely, legal, and workmanlike manner.
  • Develop and maintain strategic partnerships with vendors, contractors, community agencies and neighboring schools and businesses.
  • Serve as staff liaison for the Facilities Committee of the fiduciary board.
  • Coordinate with Managing Director – IT and gallery project leaders to establish needs and delivery requirements for new construction and renovation projects throughout the Science Center.
  • Responsible for implementing services, policies, and facilities necessary to provide equal access to the Science Center as specified by the Americans with Disabilities Act.
  • Ensure compliance with all local, state, and federal regulations and codes, by inspecting, meeting with government and insurance inspectors, and then creating and designing appropriate solutions for correcting any deficiencies.
  • Recommend and implement services, policies, and facilities necessary to provide equal access to the Science Center, as specified by the Americans with Disabilities Act.
  • Promote energy efficiency and sustainability through improvements to maximize building systems and environmentally responsible practices.
  • Develop and disseminate instructional, safety and emergency procedures.
  • Maintain records, drawings, and other information on the Science Center facilities.
  • In consultation with the CEO, allocate space and furnishings for best use by staff and visitors.
  • Participate in Leadership and L6 meetings. Solicit and provide input for development and application of institutional policy.
  • Represent the Science Center in community events, meetings, forums, etc.
  • Perform all other work-related duties as assigned.

QUALIFICATIONS / SPECIAL SKILLS:

  • Master’s degree preferred; bachelor’s degree in engineering, business, or other related discipline required.
  • Five to seven years of administrative, facility management or project management required.
  • IFMA certification (FMP, SFP) desirable.
  • Position requires a comprehensive knowledge of technical and business practices, and an understanding of the Science Center’s component elements and their relationship to overall strategies.
  • Working knowledge of building operating systems, including HVAC and MEP, and sustainable design in buildings and mechanical systems.
  • Ability to design, write specifications, provide drawings, and conduct analytical review.
  • Excellent oral and written communication skills, and the ability to interact with a diverse staff and guests.
  • Ability to manage multiple projects simultaneously, with a demonstrated proficiency in budgetary preparation, analysis, and administration.
  • Aptitude for logical deduction, particularly as applied to situational analysis, strategic planning, and negotiation.

JOB DIMENSIONS

Responsible for physical operations and management of 400,000 square-feet of facilities covering 17 acres and 5 physical entities/locations, $3.3 million expense budget and capital budgets that range from $1 to 8 million, and an in-house staff of 42 FTE.

PHYSICAL DEMANDS

The physical demands of this position range from an office environment to traversing multiple levels and layered terrain of the Science Center physical plant to monitor situations and major project work in any area of the facility, with exposure to elements at times. Must be able to respond to all kinds of emergencies (weather-related emergencies, power failures, etc.)
