Summary

The General Maintenance Technician III is responsible for performing maintenance and repair, routine and on-demand services on non-technical facility components (e.g., general handyperson type work like walls, floors, etc). The Technician is also responsible for performing work in accordance with established processes and practices and for complying with internal and external requirements including but not limited to environmental, health and safety, fire protection.

Key Duties & Responsibilities
  1. Performs work in accordance with established processes and practices.
  2. Performs repairs and replacement of flooring tiles, drywall, ceiling tiles, painting, and general handyperson tasks.
  3. Complies with all internal and external requirements including but not limited to environmental, health and safety, fire protection.
  4. Performs regular facility and facility non-technical component monitoring and inspection.
  5. Provides observations about facility conditions and deficiencies and provides suggestions for enhancements and repair.
  6. Monitors assigned facility by conducting facility walkthroughs, facility non-technical component monitoring, and inspection.
  7. Responds to routine and on-demand service requests.
  8. Performs preventative maintenance and repair work to non-technical components within the facility.
  9. Records resolution data within service maintenance management database.
  10. Ensures work completed meets quality, contract response, and all other requirements.
  11. Receives, tracks, monitors, and reports status of maintenance and repair work within service maintenance management database.
  12. Initiates documents to obtain formal approval of work required.
  13. Assists in the implementation of preventative maintenance (PM) program.
  14. Ensures that deficiencies are identified, recorded, and escalated, and that related documentations are maintained.
  15. Participates in and assists with facility-related projects.
  16. Ensures the manner in which work is performed is in compliant with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, fire protection, and any other applicable requirements.
  17. Maintains all assigned tools and arranges for repair and replacement where required.
  18. Submits all expenditures on a timely basis.
  19. Assists in enhancing tenant and customer satisfaction and maintaining positive relations through the manner in which work is performed and services delivered.
  20. Other duties as assigned.
Work Requirements

Must be able and willing to work standby and emergency call-outs as they arise. Must be willing to wear personal protective equipment.

Minimum Education

High school education

Job-Related Experience

Minimum 3 years

Knowledge & Skills
  • Minimum 3 years Maintenance and general handyperson work experience
  • High school diploma plus some trades-related training
  • Ability to adhere to and properly execute processes and practices relating to facility operations and maintenance
  • Ability to maintain, troubleshoot, and repair non-technical facility components
  • Ability to provide observations about facility conditions and deficiencies and provide suggestions for enhancement and repair
  • Ability to research, learn, and gain greater proficiency in applying on-the-job – fire, life, safety, and building codes and standards
  • Possesses a strong environmental, health, and safety mindset
  • Ability to perform work in a safe manner
  • Strong client-service orientation along with a high sense of urgency
  • Effective communication skills for the purpose of data relay, exchange, feedback, and clarification
Licenses and/or Professional Accreditation

Demonstrates an interest in enrolling and completing a trades certification or license, or beginning to work towards a trades certification or license. Must meet enhanced security clearance requirements. Valid driver's license.
