Companion Construction is a growing commercial construction management, general contracting, and project management firm. We specialize in commercial new construction, mass timber buildings, and tenant improvements.Companion Construction Ltd. is seeking the services of a Project Manager. This is a permanent full-time position for work on construction projects in the areas of health care, commercial office alterations, industrial, retail and food service. This mature and self-motivated individual will be responsible for projects from planning/design phase through construction and final hand-off to clients. Successful candidates will be able to self start and work independently. Taking ownership of your work and projects is important. Relevant experience in commercial construction and tenant improvements an asset.Duties to include:Liaising with owners and design representatives to establish accurate scope of workProducing scope documents for subcontractorsCreate an estimate checklist to determine required trades for the project.Site evaluation and planning with subcontractors and suppliersReview and qualify trade / vendor quotes against project scope and update project estimateDistribution of tender documentation and receipt/review of bidsDetermining and implementing material procurement from suppliersProducing a project schedule for review by the owner and subcontractorsProcuring any necessary permits and approvals for the projectImplementing planning for occupied space work including access requirements, dust/infection control measures & security of owner premisesSupervision of work to ensure compliance with design intent and quality controlManagement of changes as per owner requests & necessary design alterations. Work to include securing pricing for changes, providing contemplated change requests to the owner & preparation/distribution of change orders to subcontractors & suppliersEstablishing and implementing project close-out procedures including inspections, deficiency make-good coordination and final owner approvalPrerequisites for this position:A minimum of 5 years related experience in the construction industry – mandatoryAbility to read and understand construction design and specification documentation - mandatoryAbility to adequately communicate both verbally and electronically – mandatoryComputer skills proficiency – mandatoryClass 5 Driver’s License with a good driving record with your own vehicle– mandatoryTrade Qualification or Equivalency – preferredKey Responsibilities:Shadowing project managers daily activitiesAssist with any small tasks that the project managers may haveAssist in preparation of project schedulesAssist in preparation of project plansReview project plans, specifications and comment on possible schedule issues and constructability problemsEstablish plan for interfacing of trade sectionsReview budget for general conditionsAssist with contacting, scheduling and coordinate sub-contractors, suppliers, and utilities, at request for project managersAssist with monitoring and maintaining the project schedule on a weekly basisInform the project manager of any errors, discrepancies or omissions contained within consultant design drawings and specificationsReview site safety plan and liaise with the Construction Safety Officer to ensure a safe siteAssist with coordinating and monitoring all independent testing and inspections as requiredAssist with coordinating all required land survey operations and maintain a proper record of survey informationMaintain and enforce good construction standards and quality controlAssist with maintaining control of security operations on siteAssist with monitoring labor, material, and equipment expensesAssist in the preparation of monthly cost report projectionsAssist with coordinating any required municipal inspectionsReview and distribute, as required, all inspection reports from AHJ and consultantsAssist with maintaining and coordinating all project deficiency listsLiaise with owner representatives during any site visits or direct site communication with the project managerAttend and maintain weekly trade coordination meetingsAttend weekly managers meetings at the officeAssetsExperience with ProcoreMicrosoft Outlook
