Our client, a boutique property management firm specializing in commercial strata properties, is seeking a dedicated and experienced Property Manager to join their growing team. The company is well-regarded for delivering exceptional service, managing a diverse portfolio of properties, and fostering long-term relationships with their clients.


Role Overview

The successful candidate will be responsible for the day-to-day management of a portfolio of commercial strata properties. This role demands strong organizational skills, attention to detail, and the ability to maintain positive relationships with property owners, tenants, and contractors. The Property Manager will ensure that all properties under their care are well-maintained, compliant with regulations, and performing optimally from a financial perspective.


Key Responsibilities

  • Manage a portfolio of commercial strata properties, ensuring efficient execution of all property management tasks.
  • Act as the primary liaison between property owners, tenants, and contractors, addressing and resolving any issues promptly.
  • Oversee maintenance, repairs, and capital works projects, ensuring completion within set timelines and budgets.
  • Conduct regular property inspections, providing detailed reports and recommendations.
  • Develop and manage annual budgets, including expense forecasting and financial record-keeping.
  • Ensure compliance with all relevant legislation, particularly health and safety regulations.
  • Organize and chair strata committee meetings, including agenda preparation, minute-taking, and report generation.
  • Resolve disputes between stakeholders professionally and effectively.
  • Manage lease renewals, rent reviews, and other contractual agreements in accordance with market conditions.
  • Stay informed about market trends and regulatory changes affecting commercial strata properties.


Qualifications & Experience

  • Proven experience in property management, with a focus on commercial strata properties.
  • Comprehensive knowledge of strata laws and regulations.
  • Strong communication and interpersonal skills, with the ability to build and maintain relationships with a diverse range of stakeholders.
  • Excellent organizational skills, capable of managing multiple tasks simultaneously.
  • Proficiency in property management software and Microsoft Office Suite.
  • Ability to work both independently and collaboratively within a team environment.
  • Relevant qualifications in property management, real estate, or a related field are highly regarded.
