VP of Development

Base pay range CA$200,000.00/yr - CA$250,000.00/yr Our client is looking for a VP of Development that will report into the Owner & President. Their team is made up of entrepreneurial, visionary, and high-performance members focused on customer satisfaction, while delivering and upholding the highest standards in residential construction and developments. Our client is a reputable home builder and real estate developer completing projects throughout the GTHA. They have projects spanning mid and high rise residential as well as commercial developments within Canada. Responsibilities Manages all aspects of development applications – official plan amendment, zoning by-law amendment, committee of adjustment applications, plan of condominium, etc. – including upfront visioning, preparation of initial submissions, revisions to comments, finalizing any relevant agreements, clearing conditions, and registering condominiums. Effectively liaises with consultants, municipal staff, politicians, neighbors, and other external stakeholders in obtaining planning approvals that meet or exceed the Developer's budget and schedule expectations while also maintaining the Developer's reputation and trust in the community. Reviews and interprets various technical documents – planning, engineering, legal, financial, etc. – to identify concerns and opportunities generally, while specifically managing the consultant team in the preparation, submission, and revision of required reports, agreements, etc. Manages consultants in preparing site and building drawings, as well as accurate statistics to enable iterative analysis that leads to constructive design and programmatic recommendations. Manages financial pro‑forma/budget updates and uses other financial tools to evaluate concept plans, product mix, and other programmatic options to help inform both project visioning as well as subsequent development applications and sales launch recommendations. Reviews, interprets, and incorporates qualitative and quantitative market research and prospect analysis to understand potential customers, their aspirations, and competing offerings in the market so as to inform product offering, pricing, and demand assumptions. Manages the building permit and condo registration process for high‑rise and medium‑density condo projects. Manages, collaboratively with Sales & Marketing and Construction, respectively, in the lead up to sales launches as well as construction starts, with on‑going support provided to Construction team following those milestones. Collaborates and communicates with various internal departments and divisions to ensure financial and non‑financial inputs and assumptions are current and accurate and that project team is well informed of all aspects of the project. Reviews, tracks and reports on overall project budgets and schedules – including cash flow forecasts, variance analysis, partner reporting packages, etc. – and manages deliverables required for loan draws and other elements of construction financing. Manages the preparation of succinct and accurate reports, agendas and minutes for internal, consultant, and/or partner meetings to track project progress as well as on‑going responsibilities and deadlines. Keeps current with the specific political, regulatory, and market trends to keep the business informed of potential changes within the development industry. Works with the larger Urban Development team and assists with general administration as required; and Other duties within the scope, spirit and purpose of the job, as requested by management. Qualifications A university or college degree or equivalent (in urban planning, civil engineering or related specialty) and, ideally, some level of formal business education. Significant experience in mid and high rise residential community development and acquisitions in the GTA area Have a strong connection with various municipalities and planning stakeholders Have a background in Urban planning in the public sector (municipality or region) Experience in the full real‑estate development cycle, including site analysis/selection, planning approvals, real‑estate finance, project budgeting, valuation, evaluating site servicing requirements, assessing/managing community impacts, building/managing public/private sector partnerships, business planning, managing RFP processes and proposal review and selection, contract negotiation and construction management and controls. Extensive experience working with urban and suburban real‑estate developers, engineering consultants, architects, planners, contractors, and municipal and provincial authorities with current knowledge of relevant legislation affecting housing development and current market knowledge in relation to construction costs and trends in the construction sector. Experience with the reuse of residential lands, buildings and revitalization of residential areas as well as knowledge of green building technologies and sustainable development. Strong business acumen, excellent negotiating skills and the ability to project a professional image, develop respect and credibility, and display a high level of integrity, judgment and ethics. Exceptional analytic, quantitative and problem‑solving skills. Manage complex projects as well as multi‑functional project teams made up of internal and external subject matter experts. Communicate and build trust with, and deliver upon commitments to, diverse groups of stakeholders: municipal staff and politicians, community groups, adjacent landowners, etc. within the City of Toronto & York Region. Analyze complex contracts and other legal and regulatory documents, such as official plans and zoning bylaws. Analyze site, building, and suite plans as well as other technical drawings (AutoCAD experience is a plus). Prepare and review financial and other quantitative analysis, particularly financial modeling and complex budgeting, with some familiarity of financial accounting statements. Work on multiple projects simultaneously, prioritizing and meeting tight deadlines within complex and well‑documented critical‑path schedules. A high level of skill working within Microsoft Office (Excel, Word, PowerPoint, Project and Outlook). Well‑developed communication skills: listening, verbal, written, and graphic.
