Summary:

We are seeking an experienced Acquisitions & Land Development Manager to join our dynamic team at Dunsire Developments. Reporting directly to the President, this role is pivotal in identifying strategic land acquisition opportunities, managing the development process, and enhancing Dunsire's policies and procedures to ensure project success.


Responsibilities:

Land Acquisition Strategy:

  • Conduct market research to identify potential land acquisition opportunities in Southern Ontario and Jamaica, focusing on areas conducive to our development portfolio.
  • Cultivate relationships with landowners, real estate agents, and other industry professionals to identify off-market opportunities.
  • Evaluate properties for feasibility, considering zoning, environmental, and regulatory factors, and negotiate purchase agreements aligned with company objectives.
  • Employ strategic analysis and practices like those implemented at other leading developers to identify viable land acquisition opportunities and negotiate favorable terms.


Due Diligence and Acquisition Process:

  • Lead due diligence efforts, coordinating with consultants such as legal, environmental, geotechnical, engineering, and planning teams to secure necessary approvals.
  • Ensure compliance with local regulations and manage risks associated with land acquisitions, including environmental assessments and title investigations.
  • Utilize due diligence protocols like those implemented at other leading developers to mitigate risks and expedite acquisition processes.


Project Management:

  • Manage land holdings through the development approval process (official plan, zoning, site plan, etc.), ensuring adherence to schedules and budgets. Further, responsible for the production and updating of both project schedules and budgets.
  • Oversee the timely and on-budget tender and delivery of permit-serviced ready lots and/or blocks, including installation of infrastructure such as roads, utilities, and landscaping.
  • Oversee the assumption and/or registration of plans of subdivision and/or plans of condominium in a timely and efficient manner.
  • Facilitate the release of project-related securities upon completion of development milestones.
  • Apply project management techniques like those utilized at other leading developers to streamline approval processes and optimize project timelines.


Continuous Improvement:

  • Review and enhance Dunsire's policies and procedures related to land acquisition and development.
  • Collaborate with cross-functional teams to implement best practices and optimize project outcomes.
  • Identify opportunities for innovation and efficiency gains to drive continuous improvement in project delivery.
  • Contribute to process improvement initiatives like those at other industry leaders to enhance operational efficiency and project success.


Cross-functional Collaboration:

  • Collaborate with other members of the team, including both internal and external team members, to streamline overall operations and the timely execution and completion of projects.
  • Work closely with project managers, site supervisors, procurement officers, accounting/finance, and other stakeholders to support project-specific needs and objectives.
  • Ensure all pertinent documentation is appropriately classified and available for stakeholders such as but not limited to critical information for Operations and Construction.


Qualifications:

  • Bachelor’s degree in civil engineering, Urban Planning, or related field; advanced degree preferred.
  • Minimum of 5 years' experience in land development, with expertise in acquisitions and due diligence.
  • Proven track record of successful land acquisitions and entitlements in residential development.
  • Strong understanding of planning, zoning, and regulatory requirements in Southern Ontario and Jamaica.
  • Excellent communication, negotiation, and project management skills.
  • Highly organized with the ability to manage multiple projects simultaneously.
  • Proficiency in Microsoft Office Suite and project management software.
