The Opportunity

We're expanding our development team and seeking a curious, analytical, and motivated Real Estate Development Manager with early-career planning or development experience. This role plays a critical part in bringing multiplex and mid-rise projects from concept to approvals—working directly with leadership, municipalities, and consultant teams.

Key Responsibilities

  • Support the development lifecycle for multiplex + mid-rise residential projects—from early due diligence to municipal approvals.
  • Assist with feasibility studies, land use analysis, zoning review, policy interpretation, and highest-and-best-use evaluations.
  • Coordinate planning applications including SPA, ZBA, OPA, CoA, and building permit submissions.
  • Engage with municipal planners, stakeholders, consultants, and community participants.
  • Assist with acquisitions through market research, comparables analysis, and financial modeling.
  • Review architectural, engineering, environmental, servicing, and planning reports for accuracy and alignment.
  • Prepare development timelines, approval strategies, internal reports, and investor support materials.
  • Track project budgets, milestone requirements, and critical path items.
  • Monitor evolving planning policies related to missing middle housing, transit-oriented development, major streets, and density incentives.

Qualifications

  • Bachelor's degree in Urban Planning, Architecture, or related field.
  • 2–5 years' experience in development, municipal planning, or land-use consulting.
  • Familiarity with Ontario planning legislation, zoning frameworks, Official Plans, and development approval processes.
  • Understanding of multiplex housing policy, missing middle initiatives, and mid-rise guidelines is a strong asset.
  • Experience coordinating multidisciplinary consultant teams.
  • Proficient with Excel, Google Workspace, project management tools; pro forma knowledge preferred.
  • Strong communication—written, visual, and verbal.
  • Organized, accountable, resourceful, and comfortable in a fast-moving environment.
  • OPPI/RPP eligibility is an asset, not required.
