We're looking for a Junior Financial Analyst – Market Intelligence (Real Estate) to blend financial analysis, market research, and innovation, supporting our executive, rental and acquisitions teams in identifying new growth opportunities.

You'll use data, AI tools, and economic insight to understand rental pricing dynamics, competitor strategies, innovation and emerging trends that shape Ottawa's real estate markets. From tracking new development announcements to modelling the impact of interest rates and employment growth, you'll help CLV stay ahead of the curve.

You will become our in-house market researcher and AI-powered analyst — tracking real estate trends, competitor movements, market catalysts (e.g., announcements of large new employers or infrastructure developments), and turning these into actionable insights through advanced analytics and modelling.

This is an excellent entry point into our Finance and Acquisitions teams — ideal for someone eager to build financial, analytical, strategic, and market-intelligence skills in a dynamic real-estate environment.

In addition to the typical duties expected of a junior level financial analyst, you will be responsible to:

  • Conduct market intelligence and competitor analysis across local real estate markets, focusing on multifamily housing and rental pricing trends.
  • Leverage AI tools and advanced analytics to automate research, detect market shifts, and forecast rental and occupancy performance.
  • Build and maintain financial and economic models to evaluate performance, pricing strategy, and acquisition opportunities.
  • Support the development of dynamic pricing models that inform leasing strategies and rent positioning.
  • Analyze macroeconomic indicators (inflation, employment, interest rates, GDP, immigration, supply/demand) and interpret their impact on housing affordability and rental markets.
  • Prepare concise market briefings, dashboards and presentations for stakeholders.
  • Monitor policy and infrastructure developments that could influence supply, demand, or regional rental performance.
  • Collaborate with Finance, Acquisitions, Operations, and Marketing teams to transform insights into financial and strategic recommendations.
  • Continuously explore innovative methods to source, interpret, and communicate data — helping CLV advance its analytics capabilities.

Qualifications:

  • Bachelor's degree in Finance, Economics, Data Analytics, Real Estate, or a related field.
  • Familiarity with AI, automation tools, or coding languages (e.g., ChatGPT, Power Automate, Python, SQL, or similar) considered an asset.
  • Curiosity and a growth mindset — always exploring how technology and innovation can improve data analysis.
  • Strong analytical and quantitative skills, with proficiency in financial modelling and data visualization (Excel, Power BI, Tableau, or similar).
  • Knowledge of real estate markets and economic indicators that affect rental pricing.
  • Excellent communication and presentation skills — able to simplify complex analysis into actionable insights.
  • Self-starter with a high attention to detail and a proactive, collaborative work style.
