This position will be based at our
Surrey office
, located in the
York Business Centre
, where our conveyancing team supports a large and loyal client base across Metro Vancouver and the Fraser Valley.

About the Role

We are seeking a highly skilled Conveyancer for a 3-month contract to assist our Surrey office during a busy period. The ideal candidate will have experience managing residential and commercial conveyancing files from intake to post-completion. You will play a pivotal role in maintaining our firm's high standards of accuracy, professionalism, and client care.

This position requires strong communication skills in both English and Punjabi, as a significant portion of our clientele is from the South Asian community. The successful candidate will work both independently and collaboratively within a team that upholds the highest standards of efficiency, confidentiality, and client service excellence.

Key Responsibilities

  • Manage a high volume of real estate conveyancing files from start to finish (sales, purchases, refinances, and family transfers).
  • Prepare and review Form A Transfers, Form B Mortgages, Property Transfer Tax Returns, and LOTR filings.
  • Draft and finalize Statements of Adjustments and Trust Ledger Statements.
  • Conduct title searches, obtain tax certificates, and request strata Forms B and F.
  • Review mortgage instructions and ensure compliance with lender conditions.
  • Prepare discharge documents, title direction letters, and payout packages.
  • Coordinate title insurance applications and confirm LTSA registration accuracy.
  • Liaise with clients, realtors, mortgage brokers, lenders, and developers to ensure smooth closings.
  • Oversee funding, disbursements, and final reporting to clients and financial institutions.
  • Adhere to trust accounting protocols and Law Society file-retention requirements.
  • Maintain organized digital and physical file systems for compliance and accessibility.
  • Identify and troubleshoot last-minute issues related to registrations or closings.
  • Collaborate with firm leadership to refine workflows and maintain updated document precedents.

Qualifications & Skills

  • Minimum 5+ years of hands-on experience in BC residential and/or commercial conveyancing.
  • Strong knowledge of GoVeyance, LTSA, and other related platforms.
  • Proven ability to manage multiple files under tight timelines.
  • Fluent in both English and Punjabi to support our diverse clientele.
  • Exceptional organizational and communication skills.
  • Detail-oriented, proactive, and committed to maintaining high professional standards.
  • Ability to work independently while contributing to a supportive team environment.
