Summary

The Project Manager/Estimator is familiar with the execution of renovation projects, completing proposals, submitting tenders and managing projects to completion. The PM/Estimator will manage projects resulting in end-to-end responsibility for moderately complex projects in the value of up to $500K and work closely with trades, clients and subcontractors.

Responsibilities

  • Overall responsibility for the successful initiation, planning, design, execution, monitoring, controlling and overall closure of individual construction projects.
  • Accurate creation of initial project budgets based on designs and specifications.
  • Track quotes and estimates from contractors and suppliers.
  • Conduct site inspection for tender understanding, analysis of conditions and assessment of risk and identification of activities that may or may not be shown in tender documents.
  • Create quotes, identify cost breakdowns and job scope details.
  • Review bid packages, specifications, blueprints, drawings and other documents.
  • Complete estimates relevant to a bid/project as assigned.
  • Obtain knowledge of project and appropriate regulations required to complete the project.
  • Develop and execute plans that outline staffing, materials, subcontracting, and other services that are necessary to deliver projects on time and within budget.
  • Meet clients and trades onsite when required to review scopes and conditions for renovation and maintenance projects, and monitor and oversee onsite activities, quality, productivity, progress, and safety of employees and subcontractors in collaboration with field staff.
  • Develop and manage customer relationships and expectations, progress reports and paperwork.
  • Discuss project details and specifications with various trades as needed.
  • Review list of work to be performed by subcontractors and coordinate activities as or when required.
  • Monitor client changes and advise of all changes in scope during the estimate period and during project phase.
  • Monitor actual costs to estimated costs; review, track and document all costs to ensure that actual expenses do not exceed the project budget.
  • Review and evaluate contractor performance.
  • Create and enforce timelines, setting objectives and controlling activities during the project phase.
  • Share on-call responsibility according to the established rotation schedule.
  • Performs other tasks as assigned from time to time.

Qualifications

Education:

  • Project Management diploma or PMP certificate, or equivalent relevant work experience

Required Training/Experience:

  • 5 to 8 years of experience as a Project Manager/Estimator in the construction / facilities maintenance industry

Required Knowledge, Skills and Abilities:

  • Demonstrated skills related to project management and estimating
  • Understanding of building systems, commercial construction practices, processes & techniques
  • Ability to manage multiple project timelines, personnel, and material resources
  • Strong attention to detail
  • Results-focused with strong time-management skills
  • Strong skills in organizing and facilitating project work flow between applicable parties
  • Proficient computer skills, proficiency with Microsoft Office products
  • Ability to read blueprints and schematics
  • Proven site safety experience
  • Excellent client-facing and communication skills
  • Demonstrated ability to provide superior customer service
  • Must hold a valid driver's license as a condition of employment
