Real Estate 360 Limited is a leader in property management, dedicated to providing exceptional service to property owners and tenants. We are seeking an experienced and motivated Residential Property Manager to oversee the day-to-day operations of our residential properties and ensure our clients and tenants receive outstanding service.

Position Overview

As a Residential Property Manager, you will be responsible for managing a portfolio of residential properties, ensuring they are maintained to a high standard, and that all aspects of operations run smoothly. This role requires a proactive individual with excellent communication and organizational skills.

Key Responsibilities

  • Tenant Management
  • Handle tenant inquiries, complaints, and requests in a professional and timely manner.
  • Oversee leasing activities, including advertising vacancies, conducting showings, and processing applications.
  • Manage move-ins, move-outs, and lease renewals.
  • Property Maintenance
  • Coordinate and oversee maintenance and repairs to ensure properties are well-maintained.
  • Conduct routine property inspections to identify and address potential issues.
  • Liaise with contractors and service providers to ensure quality work is completed.
  • Financial Management
  • Prepare and manage property budgets, including tracking expenses and controlling costs.
  • Collect rent and other fees, and follow up on late payments.
  • Generate financial reports for property owners and management.
  • Compliance and Administration
  • Ensure all properties comply with local laws, regulations, and building codes.
  • Maintain accurate records of leases, maintenance activities, and tenant communications.
  • Assist with the preparation and implementation of policies and procedures.
  • Resident Relations
  • Foster positive relationships with tenants, ensuring their satisfaction and retention.
  • Address tenant disputes and mediate conflicts when necessary.

Qualifications

  • Proven experience in residential property management or a related field.
  • Strong knowledge of property management principles, leasing practices, and legal requirements.
  • Excellent interpersonal and communication skills, both written and verbal.
  • Proficient in property management software and Microsoft Office Suite.
  • Strong organizational and time-management skills, with the ability to prioritize tasks.
  • Ability to work independently and as part of a team.
  • Valid driver's license and access to reliable transportation.

Assets (Preferred but Not Required)

  • Experience with Yardi Property Management Software
  • Familiarity with local property management regulations and landlord-tenant laws.
