About the Property
The Lagoons is a vibrant residential development consisting of 104 units in total—30 townhomes and 74 units in a high-rise tower—located in a prime waterfront location. The community features a mix of indoor and outdoor amenities including pools, landscaped walkways, and secure parking.
About the Role
As the Building Manager, you will serve as the face of the strata corporation, ensuring the property is safe, clean, and well-maintained. You'll be responsible for routine inspections, coordinating trades, and maintaining common areas, pools, and landscaping. This is a dynamic role that requires a proactive, organized, and personable individual who takes pride in their work.
Key Responsibilities
- Conduct daily inspections of the property and mechanical systems
- Perform minor repairs as skills or qualifications permit (e.g., electrical, plumbing, carpentry, painting)
- Coordinate with contractors and service providers
- Maintain cleanliness and security of common areas
- Oversee pool and hot tub maintenance and seasonal setup
- Liaise with the Strata Council to address maintenance requests and ensure timely communication
- Collaborate with the Strata Council on long-term infrastructure assessments and planning
- Monitor and report on building systems and equipment
- Ensure compliance with strata rules and safety standards
Qualifications
- Experience in building maintenance or property management
- Practical skills in general building upkeep; ability to perform repairs within scope of qualifications
- Strong communication and organizational abilities
- Ability to work independently and manage multiple tasks
- Familiarity with strata operations and local regulations is an asset
