General Manager

The General Manager is responsible for creating, stimulating, and maintaining a vibrant Community in the Wellings of Bradford. One that attracts prospective community members, engages staff and suppliers, and fosters an environment that enables existing Community residents to live life to their fullest potential. Becomes a Welling of Bradford ambassador in building mutually beneficial relationships within the community in which our property reside.

Essential Duties and Responsibilities:

Provide leadership, supervision. training, guidance, and communication while assisting with all aspects of The Wellings of Bradford management, including special attention to the following areas.

Census

  • Develop and implement techniques and resources designed to attain and maintain one hundred (100%) occupancy at all times through effective community relations, special events, direct-inquiry calls, tours for prospective Residents.

  • Drive occupancy primarily through sales, but also by way of managing the community marketing program lead generation.

  • Manage the sales function end-to-end for the Community.

  • Data base lead management to maximize sales team prospect pipeline, through the use of Yardi (the CRM).

  • Thorough knowledge of the competitive landscape.

  • Manage the prospects' information on our database (Yardi) and review with Senior management on a regular basis.

  • Work with Marketing to gather, analyze and interpret competitive market data.

  • Being creative, educated, and persistent in your follow up with your potential residents to increase results.

  • Work within the "extended market" to promote the Wellings of Bradford Community.

Budget

  • Follow the approved operating budget in a manner that can enable the achievement of the targeted NOI. Communicate with the Management Team and obtain approval for exceptions from the Vice President.

Resident Relations

  • Monitor and assess member satisfaction through continued personal interactions as well as through Community meetings and surveys. Identify areas of concern regarding

  • Members' well-being and develop/implement action plans to address any opportunities for improvement.

  • Respond in a timely manner to member complaints regarding any issue to assure members are receiving services that meet Wellings of Bradford standards. Make recommendations for solutions to the Vice President.

Supplier Relations Manage relationships and performance of all key suppliers.

  • Identify/implement action plans to address any performance gaps.

  • Work with suppliers to identify opportunities for enhancing revenue and Community Members' experiences.

Maintenance

  • Ensure that day-to-day building/unit and ground maintenance issues are addressed and resolved adequately, either by oneself and/or contractors or Home Office Maintenance Department staff.

  • Basic unit refurbishment (painting, drywall, cleaning) prior to any suite move-in either by oneself and/or contractors or Home Office Maintenance Department staff.

Accounting

  • Submit reports, invoices, and other financials; record revenue and expenses on a regular basis in accordance with Wellings guidelines.

General Responsibilities

  • Exercise managerial and supervisory authority in a manner that complies with Wellings of Bradford community guidelines and applicable laws. Interpret, implement, comply with, and effectively enforce Wellings of Bradford Community practices consistent with such policies and laws. Provide effective and timely resolutions to problems occurring in the Wellings of Bradford Community, using available resources, and following the Wellings of Bradford guidelines.

  • Resolve issues impacting all operating areas of the Community and member satisfaction in a timely manner.

  • Responsible for responding to emergencies. evaluate member needs and take appropriate action.

  • Assist with all programs and requirements necessary to make the Wellings of Bradford Community profitable and successful.

  • Attend conferences, training sessions, and managerial meetings as required.

  • Delegate appropriate responsibilities to other staff members in order to meet the needs of the Wellings of Bradford Community.

  • Be responsible for maintaining normal business hours for the Wellings of Bradford Community but also attend social events with Community Members from time-to-time.

  • Must demonstrate the ability to support, practice and deliver the Wellings of Bradford experience 100% of the time.

  • Must demonstrate high standards of ethics and personal accountability.

  • Perform other duties as assigned by the Vice President and/or other Members of the Wellings of Bradford Senior Management Team.

  • Perform all work assigned for the agreed-upon wage, accepting no additional payment

  • Non-perishable gifts from members, vendors, Management, or others.

  • Follow specified procedures also outlined in the Safety Manual regarding the handling of contaminated material encountered in accidents or injuries on the Wellings of Bradford Community premises.

  • Keep all business and operations information confidential.

  • Desire and ability to be a tea, player. Perform other duties as assigned.

Working Conditions

  • On-call availability required.

Physical Demand

  • Continuous combination of sitting, walking, standing, and at times lifting heavy objects.

  • Men: Jackets, slacks, shirts, sweaters.

  • Women: Dresses, jackets, blouses, skirts, pantsuits, slacks, and sweaters

  • Hairstyle, hair color, makeup, body piercing and adornment, jewelry, and other accessories will be subject to acceptable standards set in place by the Management Team.

  • Collared shirts (including polo type shirts) and casual pants (no jeans) may be worn when dictated by special occasion or weather conditions. If you have questions, consult your supervisor.

  • Strong understanding of maintenance processes, techniques and safety regulations

Education/Experience:

  • 5+ years experience in operations management, logistics and project management

  • Bachelors degree or equivalent in business administration, management, operations( ideally MBA or entrepreneurial background).

  • 5+ years experience in holding leadership role, team development and talent optimization

  • Degree in supply chain management or equivalent

  • Demonstrated ability to work in a team setting and to convey strong public relations skills.

  • Expanded skills and experience in computer use and relevant software applications is preferred.

  • ln addition to the above, the following skills are preferred: experience serving senior citizens; familiarity with laws and regulations applicable to the Wellings of Bradford Community.
