STRATA BUILDING MANAGER

We are seeking a full-time experienced BUILDING MANAGER for strata buildings in Coquitlam BC.

Role Overview:

The Building Manager is responsible for the day-to-day operation of their building including performing maintenance of building systems, ensuring the building is running smoothly, monitoring and meeting operational needs, as well as providing leadership and support to the site staff.

The Building Manager oversees trades-persons for repairs, schedules trades and other service providers, and ensures work is completed in a proper and timely manner. The BM must have a keen eye for identifying and resolving building maintenance issues and a strong sense of responsibility and diligence for acting on current and upcoming building needs.

Teamwork and cooperation are essential as the Building Manager works alongside site staff to ensure the strata's goals are met and the buildings are running efficiently.

Location: Coquitlam

Start date: As soon as possible

Compensation: $24/Hour

Key Requirements:

  • English fluency Required
  • Leadership experience - supports and collaborates with building Concierge, Janitorial staff
  • Must have professional, polished demeanour with EXCELLENT customer service
  • 2+ years of strata experience
  • Must have solid maintenance experience and a strong understanding of mechanical, electrical, and plumbing systems.
  • Must have solid administrative skills and EXCELLENT written/e-mail correspondence skills
  • Must have vehicle for transportation
  • Must have tact, professionalism
  • Must be a team player comfortable in challenging and fast-paced environments
  • Must pass reference and criminal record check

Schedule:

  • Full-time
  • Monday-Friday - 8:00AM-4:00PM
  • Must be available to respond to after-hour emergencies (overtime pay applicable)

DUTIES & RESPONSIBILITIES

  • Perform daily administrative duties to ensure efficient site operation
  • Creates correspondence and responds to residents queries, concerns, requests, and complaints by e-mail and phone
  • Works with site staff, coordinates and supports team dynamic
  • Perform daily inspections of the property (interior/exterior), maintain general cleanliness of interior and exterior areas and attend to areas in need of attention or repairs.
  • Perform regular maintenance and repair of the property including but not limited to changing light bulbs, painting, minor drywall repair, patch walls, basic electrical, and understanding of HVAC.
  • Manages and/or collaborates with a large team including concierges, cleaners, contractors, trades, and others
  • Complete preventative/demand maintenance tasks and track events in log book
  • Perform light cleaning duties as/if necessary (i.e. sweeping, mopping, monitor washroom supplies)
  • Check all lobbies, building entrances and perimeters for deficiencies and cleanliness. While in lobbies, check elevators for deficiencies, check fire panels for trouble lights
  • Ensure that security and safety measures are in place; monitor security system as needed
  • Meet trades people and coordinate/manage renovation projects in the building
  • Inspect garbage room and recycling room.
  • Patrol parkade and inspect areas
  • Assists trade people (where necessary) who are working on common property
  • Monitor work of contractors/external service providers to ensure adherence to company/industry standards
  • Start-up/shutdown major building equipment
  • Respond to residents' queries, requests and emergencies in professional and respectful manner
  • Respond to e-mails in a professional and timely manner
  • Program Fobs and entry phones
  • Coordinate with Manager and Strata Manager to post notices, issue letters and enforce strata rules
  • Attend strata council and/or formal strata meetings (AGM) upon Management request
  • Manage the guest suite(s) and Amenity Room(s) and report any issues that violate the rental agreement
  • Maintain records, and collection of funds for Guest Suite(s) and Amenity Room(s)
  • Book amenities, arrange for payment and completing check-in and check-out inspections
  • Maintain an adequate supply of supplies and materials for the required maintenance and repairs
  • Check all emergency exit signs to ensure they are fully functioning
  • Check all main door hardware
  • Clean up maintenance rooms
  • Sweep and dust electrical rooms, hallways and fire exits
  • Establish routine schedules for efficient operation and/or anticipate changes in schedules due to holidays.
  • Report and keep a log of incidents and communicate promptly with manager
  • Review and complete daily entries into a log report
  • Perform other duties as needed by the property manager.
  • Each morning until the concierge arrives, BM should carry the concierge cell phone/Business cell phone with them and ensure a sign on the desk that says the building manager is available and give the phone number.
  • No manning of desk at any time as long as there is phone availability.
  • Ensure a quick visual check of elevator floors upon arrival and direct cleaners to clean first thing if needed
  • Meet with trades, allow access for trades
  • Daily pool check/maintenance/ lite clean/sweep
  • Daily pool maintenance room check
  • Daily walk/check of all levels of parkade
  • Daily check/clean of car wash area
  • Daily garbage room check/organize
  • Clean of dog mess on property if we can't find who did it
  • Weekly walk/check of parkade stairwells, all.
  • Weekly walk/check parkade, all levels. This is for stuff in stalls, leaking cars/trucks, water leaks/ingress, cars charging, lights not working.
  • Weekly garbage wash/rinse
  • Weekly parkade fan check
  • Weekly check all mechanical rooms
  • Monthly clean/rinse of main drive area in parkade. All 4 levels. Just the circle area/ramp.
  • Small dry wall patch and repair
  • Painting, small areas. like walls in elevator lobby, parkade hallways.
  • Small sign installs
  • Hose repairs in car wash area, as needed.
  • Small site repairs, like door closures, door latches, entryway fans, mirror at driveway,
  • Reset of security, Heat pumps, fire alarm.
  • Pressure wash of moss around site, and town homes (safely)
  • Checking on trades work, IE did they do it, is it complete, is it correct
  • Snow shoveling when needed, in between the contract people. This would be during heavy snow days.
