Job Summary:
We are seeking an experienced and highly skilled Credit, Collections and Recoveries individual to lead and manage our Operations Support department within the multi-family property management sector in Canada. This key leadership role will be responsible for developing and executing strategies to recover overdue rents, reduce delinquencies, and maintain optimal cash flow across our multi-family portfolio, all while ensuring compliance with Canadian regulations, resident rights, and industry standards. The Director, Recoveries & Operations Support will lead a team of collections and administration professionals, collaborate with internal teams, and implement policies to improve recovery performance while balancing resident satisfaction and company profitability.
WHAT WILL YOU DO?
- Oversee the operations support administrator team to ensure compliance with residential activity such as move-ins, renewals, transfers, and move-out functions.
- Lead the collections and recoveries team for multi-family properties across Canada.
- Facilitate weekly meetings with the Operations Support and Collections/Credit teams to establish priorities, align on goals, and drive progress toward departmental and organizational KPIs.
- Ensure compliance with Canadian federal and provincial laws governing resident rights, rental agreements, and property management, including relevant legislation such as the Residential Tenancies Act (RTA).
- Develop strategies to recover overdue rents and minimize resident delinquency.
- Develop and implement effective debt recovery strategies specific to multi-family property management in Western Canada, including payment plans, settlements, and legal actions such as evictions.
- Oversee the execution of eviction processes according to local laws and regulations in each province.
- Monitor and analyze trends in applicant risk profiles, approval/decline rates, and regional variations to inform strategic adjustments.
- Oversee the review and evaluation of residential applications, including credit history, income verification, and risk profile assessment.
- Set and enforce credit policies and procedures that ensure consistency and regulatory compliance.
- Other duties as required.
WHAT WILL YOU NEED?
- Bachelor's degree in Business Administration, Finance, Real Estate, Property Management, or a related field.
- At least 7 years of experience in collections and recoveries in Canada, with at least 3-5 years in a leadership or management role.
- Strong understanding of multi-family property management in Canada, including resident lease agreements, rent collections, and legal actions such as evictions and collections under Canadian landlord-tenant laws.
- Knowledge of federal and provincial landlord-tenant laws and regulations, including the Residential Tenancies Act (RTA), Landlord and Tenant Board (LTB) procedures, and tenant rights across Canadian provinces.
- Proven experience managing and motivating a team, driving performance, and achieving recovery targets.
- Strong analytical and problem-solving skills, with a data-driven approach to decision-making and performance management.
- Proficiency in property management software, financial systems, and collections tools commonly used in Canada.
