Job Summary: Reporting to the Executive Director, the Building Maintenance Technician will play a vital role in ensuring the smooth day-to-day operations of our properties, contributing directly to tenant satisfaction and the overall success of our organization. The successful candidate will have a strong background in maintenance, excellent problem-solving skills, and a commitment to upholding high standards of cleanliness, safety, and operational efficiency
As a Building Maintenance Technician, some of the things you will do include:
· Complete assigned service requests for both in-unit and common areas in a timely manner
· Repair or replace electrical hardware (eg. smoke detectors, switches, and doorbells)
· Install or repair plumbing fixtures (eg. toilets, taps, and showerheads)
· Inspect and repair landlord owned appliances
· Change unit door locks and rekey them to the master
· Maintain and test emergency lighting systems, fire extinguishers and other emergency tools
· Comply with health & safety procedures, ensuring the use of required safety equipment, and identifying unsafe practices and conditions while maintaining a clean and safe working environment.
· Develop and implement schedules and procedures for safety inspections and preventive maintenance programs
· Monitor building service contracts to ensure cost effective practices are constantly observed
· Co-ordinate and supervise external contractors and ensure they comply with safe handling guidelines
· Review maintenance related invoices for accuracy, completeness, and cross reference them with related work orders
· Ensure building systems are running efficiently (boilers, water heaters, etc.)
· Ensure proper disposal of garbage and debris from the properties
· Coordination of unit inspections, move-out inspections, move-in inspections, etc.
· Adhere to all safety regulations, company policies, and local building codes
**Provide on-call support, as needed, to address urgent issues outside of regular working hours
**Valid G-class Ontario driver's license and access to a reliable, insured vehicle is required
Skills and Abilities:
· Strong knowledge and hands-on experience in basic plumbing, electrical, carpentry, appliance repair, drywall patching and painting, etc.
· Thorough knowledge and understanding of all maintenance systems (pumps, emergency generators, boilers, HVAC, MUA, etc)
· Ability to read, interpret and comply with WHMIS 2015 regulations, Safety Data Sheets and other policies and legislation relevant to the position
· Strong problem-solving skills and the ability to work independently and multi-task in a high-volume workload environment
· Ability to follow protocols while performing maintenance tasks
· Proficient with use of basic handheld and electrical tools
· Proficiency in contract management, along with the capacity to manage capital projects, prioritize tasks, and adhere to deadlines.
· Proficiency in the use of the Microsoft Office Suite (Word, Excel) for data entry and reporting
· Knowledge of the Asset Planner database system is an asset
· Knowledge of the Residential Tenancies Act (RTA) and Landlord and Tenant relations is an asset
