Land Development Manager

We're seeking a motivated and relationship-driven Land Development Manager to join our team and play a pivotal role in shaping our organization's future.
Responsibilities- Lead and manage residential land development projects from land acquisition, due diligence, and approvals through servicing and final civil construction build-out.
- Support industrial, commercial, retail land sales and development projects as required.
- Support new builds, expansions, and redevelopments assets required in support of the larger organization.
- Collaborate with other professionals, municipal authorities, planning consultants, engineers, and legal advisors to secure zoning, subdivision, and site plan approvals.
- Prepare and assess proformas, budgets, schedules, and risk analyses for potential and ongoing projects.
- Collaborate closely with internal teams to maximize overall returns for the organization by utilizing real estate to drive other business lines.
- Assist with property transactions and portfolio growth strategies including site acquisition and disposition due diligence.
- Engage with the property management team to support operational efficiencies and offer excellent service to internal and external tenants.
- Monitor and report on market conditions, competitive landscape, and emerging opportunities in Atlantic Canada.
- Represent the company with professionalism and integrity in all dealings with government agencies, partners, and industry stakeholders.
Desired Skills:
- Proven experience working within or alongside large-scale development or asset management organizations.
- Strong knowledge of municipal processes, regulatory frameworks, and development trends in Atlantic Canada.
- Familiarity with leasing, leasehold construction, property management practices, and real estate transactions.
- Excellent communication, negotiation, presentation, and stakeholder engagement skills.
- Proficiency in Microsoft Office and Real Property Databases such as NS Property Online is essential. Proficiency with other software such as AutoCAD and GIS is an asset.
- Highly organized, self-motivated, strong business acumen, and comfortable managing multiple projects of varying types, sizes, and complexity in a results driven environment with changing priorities.
- Post-secondary education in Urban Planning, Civil Engineering, Business, Real Estate, or a related field.
- 6–10+ years of progressive experience in real estate, land development or related activities.
- Professional designations such as MCIP, RPP, AACI, PMP, CPM, CMCP etc. considered an asset.
Other Requirements:
- Position located in Dartmouth, NS. For an outstanding candidate some consideration my be given to locate the position in Saint John, NB or Bouctouche, NB.
- Valid driver's license with acceptable drivers abstract.
- Proficiency in English is essential. Proficiency is French is considered an asset.
- Travel required throughout Atlantic Canada, and occasionally outside Atlantic Canada.
