Job DetailsDescriptionPURPOSE OF POSITION:To provide for operation, repair and maintenance of the Central Heating ventilation & air conditioning for the facility, all auxiliary equipment, and Power Generating Plant.Key ResponsibilitiesCarrying out periodic inspection procedures on all equipment in the plant to maintain operation within tolerances by checking fluid levels, pressure and temperatures; taking immediate action to correct abnormalities; and responding to emergency calls throughout the shift.Performing scheduled preventative maintenance, repair and installation work on all mechanical equipment by repairing or replacing parts as required, lubricating, cleaning and washing.Maintaining cleanliness of power plant by cleaning, washing of floors and boilers and painting equipment.Assisting the supervisor in the preparation of maintenance program. Acting as Shift Engineer when required.Addressing temperature calls and making repairs or adjustments as needed. Maintaining and operating the building automation system as needed.Ensure that changes in operating status is recorded in the logbook and that when relieved on shift, changes are conveyed to relief staff.Responsible to recognize and report patient, staff, and environment safety issues, identify and implement preventative and corrective actions, within the scope of this role.Staffing & Licencing RequirementsJob requires Ontario Stationary Engineer's Certificate, building operations certification, HVAC, mechanics license, gas fitters license, refrigeration mechanics license or combination of the above.This description outlines the normal job requirements. Job descriptions must include specific health and safety responsibilities where appropriate.KNOWLEDGEKnowledge of water, steam, air and fuel heating, power generating equipment such as boilers and oil, gas combustion equipment, auxiliary equipment such as compressors, air conditioning machinery, pumps, electric motors, diesel generators, fans, air handling units, building automation systems, pressure regulating valves, chillers, ice builders, electronic pneumatic controllers, water softeners, and sufficient knowledge to operate, repair and maintain them.Operating Engineers Act requirements for the safe operation of the plant.American Society of Mechanical Engineers (ASME) quality standards requirements for pressure vessels for the safe operation of boilers.Operations and maintenance regulations related to the operation, maintenance and repair of physical plant equipment.WHMS requirements for the handling and storage of corrosive and toxic chemical solutions e.g., sodium hydroxide, phosphate, sodium sulphite used to maintain water chemical levels.Occupational Health and Safety Act requirements related to work environment hazards. Basic water treatment and boiler water treatment.REASONING & PROBLEM SOLVINGReasoning skills to identify abnormalities in equipment performance, either identified during normal shift operations or reported as emergencies by facility staff, and determining the corrective action needed, e.g., repair, adjust pressure or temperature, provide emergency power with diesel generators and perform the repairs, adjustments, and corrections within the scope of the job training. Reasoning when assisting with the development of preventative maintenance programs.FREEDOM OF ACTIONWork to be performed in accordance with specific standards, guidelines and procedures.Working independently when dealing with equipment malfunctions or abnormalities or when carrying out scheduled preventative maintenance work. Problems not covered by specific procedures or guidelines are referred to the supervisor.COMMUNICATIONOral communication and interpersonal skills when dealing with facility staff who report equipment malfunctions, both over the telephone and in person, to ensure information obtained is sufficient to determine the nature of the problem and how to respond.Written language skills to prepare reports on action taken to correct problems or on repair equipment and to record statistical data in logbooks.Knowledge of computers to operate the building automation systems and to interface with the equipment.PLANNING & CO-ORDINATINGCo-ordinating with other plant services staff and program staff to optimize repair times and correct problems.PHYSICAL RESOURCESPerforming repair and maintenance work on all equipment in the power plant, e.g., monitoring condition of combustion equipment such as operating gas and oil burners; adjusting meters and gauge readings for tolerances; performing water analysis to maintain water chemical levels; lubricating; opening, washing and cleaning boilers; replacing gauge glasses; repairing valves, tanks, pumps and fan; monitoring correcting bas problems, regenerating softners and chemical feedsystems, repairing or correcting problems with the equipment assigned to the hvac plant, and adjusting boiler water level.Assist in the preparation of maintenance programs by helping to assess maintenance needs, the work needed to be done and the resource and material needs.Respond to and correct heating and cooling problems as required.Physical Co-ordination & DexterityPhysical co-ordination and dexterity when performing preventative maintenance and repair work on mechanical equipment in or used in the steam plant, e.g., lubricating equipment; opening, washing and cleaning boilers; replacing gauge glasses; repairing valves, fans, pumps and tanks, responding to heating or cooling calls, or other maintenance calls after hours or on shift.MENTAL EFFORTPeriods of concentration when checking operation of equipment, when activating or deactivating equipment, doing chemical tests, and especially when checking pressure/temperatures, doing repairs, getting details of equipment malfunction problem over the telephone.Constant shifts in focus when monitoring the operation of equipment in the plant. Constant evaluation of equipment operation and status.PHYSICAL EXERTIONRegular physical exertion when performing maintenance and repair activities which require standing, bending, crouching, kneeling and stretching.Occasional pushing, pulling and lifting of equipment weighing up to 25 kgs.DISAGREEABLE & HAZARDOUR WORKING CONDITIONSAlmost constant exposure to a noisy power plant environment.Exposure to dust, grease and oil during repair activities and the handling of corrosive solutions.
