Job Description

At CPP Investments, we invest the assets of the Canada Pension Plan to help ensure the long-term financial security of 22 million Canadians. As an Associate in Real Estate Operations, you will play a key role in advancing this mission by supporting world-class investments across global markets through transaction management, asset servicing, accounting, reporting, and valuations. Working with a regional manager, you will oversee daily operations and the monitoring of assigned investments, ensuring accuracy, compliance, and alignment with CPP Investments' objectives and portfolio strategies.

In this role, your impact will extend beyond daily operations as you drive efficiency and innovation through collaboration, adaptability, and technology. You will help advance automation, refine processes, and embrace cutting-edge tools to enhance how we operate. This role offers exposure to complex global real estate investments and the opportunity to develop deep expertise in investment operations, governance, and technology-enabled process innovation. Accountabilities:

  • Take ownership of the accuracy and integrity of financial and operational reporting by preparing and reviewing daily, monthly, and quarterly accounting entries, reconciliations, and financial reports in compliance with internal controls.
  • Lead the onboarding of new transactions, including the review of partnership agreements, structure changes (e.g., debt refinancing), and execution of dispositions.
  • Oversee asset servicing activities by proactively managing and reviewing capital calls, distributions, and commitment updates to ensure timely approval and processing within investment systems..
  • Monitor and analyze the impact of cash flows and P&L activity on investment returns.
  • Lead complex investments, demonstrating a strong understanding and ability to execute accounting and reporting requirements.
  • Review and interpret financial statements, note disclosures, and management reports to deliver accurate, complete, and insightful analysis.
  • Contribute to the quarterly valuation review process, ensuring adjustments are accurately recorded and well-documented.
  • Act as a trusted partner to the investment team, providing strategic insights and driving timely, effective communication across stakeholders.
  • Partner with external investment managers and internal stakeholders to ensure robust reporting and operational support across the portfolio.
  • Drive cross-functional collaboration with internal departments to align with CPP Investments' vision, goals, and values.

Technology & Innovation

  • Partner in the implementation of new technology and AI-driven solutions, providing feedback, testing, and validation to strengthen system performance and adoption.
  • Collaborate with other teams to identify automation opportunities, streamline processes, and ensure successful adoption of digital tools.
  • Take initiative to streamline and automate investment operations processes, enhancing efficiency, reducing risk, and creating capacity for higher-value work.
  • Champion a culture of continuous improvement and innovation in investment operations.
  • Contribute to strategic initiatives and continuous improvement projects as priorities evolve.

Qualifications
  • Undergraduate degree in business or other relevant discipline.
  • Professional designation such as CPA.
  • At least 5 - 7 years of experience in a related role within the financial services and/or real estate investment industry.
  • Experience with Yardi, SimCorp, or other accounting software is considered an asset.
  • Strong analytical and problem-solving skills with the ability to independently identify issues and determine courses of action.
  • Excellent communication (verbal and written) and interpersonal skills, with the ability to foster effective working relationships internally and externally.
  • Highly organized with the ability to prioritize and multi-task while ensuring reporting timelines are met.
  • Proven attention to accuracy and detail.
  • Intellectually curious, self-motivated, flexible, and adaptable in a high-performance and deadline-oriented culture.
  • Demonstrated good judgment and professionalism.
  • Ability to readily adapt to a rapidly changing environment.
  • A continuous learning mindset with a desire to learn about CPP Investments' business and recommend innovative, technology-enabled solutions to business problems.
