Lumia Group Contracting is a North Vancouver-based residential construction company specializing in custom homes and renovations. We're a small, growing team committed to delivering quality craftsmanship and exceptional client experiences. As our portfolio and business continue to expand, we're seeking a skilled and proactive Project Manager to oversee our construction projects and help drive the next phase of our company's growth.
About the Role:
The Project Manager is responsible for overseeing all phases of residential construction projects—from pre-construction planning and permitting through active construction, final walkthroughs, and warranty. Reporting directly to the CEO, this role ensures every project is delivered on time, on budget, and in alignment with Lumia's quality and service standards. You'll take ownership of project scheduling, trade coordination, client communication, cost tracking, documentation, and issue resolution. This includes maintaining accurate BuilderTrend updates, managing site logistics, supporting a smooth workflow for trades, and ensuring clients receive a transparent, well-managed experience from start to finish.
Key Responsibilities:
Project Planning, Execution & Site Coordination:
- Lead all phases of residential construction projects from pre-construction through completion, including scheduling, permitting, site logistics, inspections, and deficiency management.
- Maintain project timelines, proactively resolve issues, monitor site progress, and ensure all work meets Lumia's standards for safety, quality, and craftsmanship.
- Coordinate trades, deliveries, and workflow to minimize downtime and keep projects moving efficiently.
Client Communication & Relationship Management:
- Serve as the primary client contact, providing timely updates, clear expectations, and guidance through each project phase.
- Manage scope, changes, and timelines with transparency to keep clients aligned and informed
- Ensure a positive, organized, and professional client experience from start to finish.
Budgeting, Documentation & Oversight
- Build and manage project budgets, track variances, prepare change orders, and issue accurate progress invoices.
- Keep BuilderTrend fully updated, including schedules, daily logs, documents, photos, costs, and communication.
- Collaborate with the CEO, designers, architects, and engineers to support aligned, well-coordinated project execution.
Knowledge, Skills & Abilities:
Knowledge
- Red Seal preferred; construction related diploma/degree an asset
- PMP training an asset
- Minimum 5+ years residential Project Management experience
- Strong understanding of BC Building Code, building science and construction systems
- Experience with permitting and municipal processes
- Proficiency in BuilderTrend, Microsoft Office and AI tools
Skills
- Strong project planning, scheduling and organizational skills
- Solid understanding of residential construction methods, building systems and sequencing
- Clear, professional communication with clients, trades and team members
- Strong budgeting and cost-management abilities, including change orders
- Valid BC driver's license
Abilities
- Ability to lead multiple construction projects with strong ownership and accountability
- Ability to anticipate challenges and implement practical solutions
- Ability to interpret drawings, details, and municipal requirements accurately
- Ability to communicate effectively across clients, trades, and internal teams
- Ability to work independently and adapt well in a fast-paced, dynamic environment
Compensation:
- Competitive salary based on experience: $95,000-$130,000
- Extended medical and dental benefits
- Company vehicle/vehicle allowance
