We're a Toronto-based short- and mid-term rental property management company, overseeing 40–50 furnished condos and homes across Toronto and Mississauga. Our team handles everything from guest experience to maintenance and seasonal upkeep
We're looking for a part-time Maintenance Technician (Independent Contractor) to help keep our homes running smoothly — handling day-to-day fixes, light repairs, and seasonal work. You'll be the go-to person for ensuring our properties stay in great shape and our guests have a seamless experience.
Role Overview
Manage urgent guest issues, general upkeep, and seasonal work across ~40–50 furnished rentals. Some days may be up to 8 hours; other days 0. Handle light plumbing/electrical, minor repairs, supply runs, and snow/lawn. Escalate appliances/HVAC/major electrical or plumbing to specialists.
Key Responsibilities
- Day-to-Day Support: Respond to Slack tickets; meet SLAs. Typical fixes: missing supplies, battery swaps, bulbs, loose hardware, tripped breakers, clogged drains, running toilets, caulking, drywall touch-ups, wobbly furniture, blinds/curtain rods. Smart-home basics: smart-lock batteries, keypad re-pairing, router/thermostat power-cycle checks. Keys/fobs handling; occasional like-for-like lockset swaps.
- General Upkeep/Turnovers: Garbage/recycling overflow removal (incl. chute jams); entry/porch/driveway tidy (houses/townhomes). Inventory runs/restocking (bulbs, batteries, filters, small hardware). Minor paint/drywall patching; secure hanging of frames/mirrors/hooks.
- Seasonal (Equipment Provided Where Applicable): Summer lawn mowing/edging, light landscaping/weeding. Winter snow removal for designated walks/driveways/steps; apply salt/de-icer; flag hazards.
- Light Trades (Within Scope):
- Plumbing: unclog drains, swap P-traps/supply lines, fix running toilets (flappers/fill valves), reseal silicone/caulk, tighten fittings.
- Electrical (basic only): replace switches/outlets/covers, like-for-like fixture swaps, GFCI replacements, breaker resets (no panel work/new circuits).
- Carpentry/Hardware: door strike/closer adjustments, cabinet tweaks, shelf/TV mounting with correct anchors, baseboard/trim repairs.
- Vendor/Building Coordination: Escalate out-of-scope jobs; coordinate access. Liaise with condo management/security for elevator bookings, loading bay access, and by-law compliance.
- Documentation/Communication: Post updates & photos in Slack; close each job with notes, materials used, before/after photos, and follow-ups. Track receipts and submit same day for reimbursement (materials, parking, mileage).
Out of Scope (Specialists Dispatched)
Major appliance diagnosis/repair, HVAC service, gas lines, panel work/new circuits, major plumbing/roof/structural work, or any task requiring licensed trades beyond handyman scope.
Requirements (Must-Haves)
3+ years residential maintenance/handyman or facilities; light plumbing, basic electrical, carpentry/hardware, drywall/paint; Slack-fluent; reliable vehicle for tools/supplies; able to lift ~50 lb; indoor/outdoor work year-round; professional communication; eligible to work in Canada; bondable background check; proof of general liability insurance; WSIB coverage if applicable.
Nice to Have
Smart locks (Yale/August/Schlage), basic networking (router resets), short-term rental ops; WHMIS/First Aid/Working at Heights; small-engine familiarity (snowblower/lawn mower); knowledge of Toronto/Mississauga waste/recycling and condo bylaws.
Schedule & SLAs
Part-time, variable hours. Urgent tickets: on-site within 12 hours. Standard: within 48 hours. Rotating weekend/after-hours availability may be required.
Service Area & Travel
Primary coverage: Downtown Toronto & Mississauga. Mileage/time beyond these zones requires pre-approval.
Tools, Materials & Expenses
Contractor provides standard toolkit (hand tools, drill/driver, ladder, stud finder, voltage tester, plumbing kit, caulking gun). Snowblower and lawn mower can be provided at designated sites. Expenses reimbursed with receipts (materials, parking, mileage).
Performance Metrics (KPIs)
Meet SLA targets on ≥90% of tickets; first-time fix rate ≥80% for in-scope issues; 100% closeouts include photos/notes; reduction in repeat issues; seasonal tasks completed on schedule.
