Maintenance Lead Hand
The Maintenance Lead Hand will oversee, and lead maintenance procedures and activities as required to maintain all systems and manage activities necessary for the repairs of all equipment, building, and grounds.
CORE JOB DUTIES AND RESPONSIBILITIES
· Primary:
· Assist in developing maintenance procedures and schedules.
· Assist with the installation of new equipment.
· Carry out daily inspections of the Facility and Grounds to identify and resolve issues.
o Cutting lawn, cleaning up garbage on lawn.
o Keep area around dumpsters clean.
o Keep all exit doors clear of snow and ice.
o Removal of snow and ice form overhangs and roof top HVAC unit
o Removal of snow around outdoor Condenser units
o Removal of snow and ice around garbage dumpsters
o Ensure Mezzanine area is kept clean.
· Check Mechanical Systems (HVAC, CO2, Air Exchange) as per maintenance schedule.
· Check Irrigation / Plumbing Systems (Reverse Osmosis, Condensate Recovery) as per maintenance schedule.
· Check Electrical Systems as per maintenance schedule.
· Perform routine maintenance on the Forklift, and grounds keeping equipment as required.
· Perform routine carpentry, electrical, plumbing, and painting tasks and repairs to support the maintenance and repair of the facility and grounds.
· Coordinate and Escort Contractors when on facility property.
· Annotates and updates maintenance logs.
· Maintains clean, safe, and orderly work sites.
Secondary:
· Work with Health and Safety to ensure compliance.
· Assists in obtaining quotes and arranging for services of outside vendors.
· Conduct/support training as required (forklift etc.)
· On call for facility alarm system
Any and all other duties as assigned by management.
· JOB SKILLS AND REQUIREMENTS
Knowledge:
· Minimum of 5 years' experience in a maintenance / contractor role.
· Basic understanding of technical aspects of Mechanical systems (HVAC, CO2, Air Exchange), Plumbing (including Reverse Osmosis and Condensate recovery), and Electrical Systems.
· Basic knowledge of carpentry, painting, and groundskeeping.
· Knowledge of safety practices and procedures related to maintenance.
· Knowledge of WHMIS
Skills:
· Basic math skills as related to above systems.
· Effectively use a variety of hand and power tools.
· Operate a forklift, lawn tractor, and snow blower.
· Read blueprints.
· Follow oral and/or written instructions.
· Maintain work logs.
· Communicate effectively in both oral and written form.
Abilities:
· Able to identify issues and provide resolution in a timely manner.
· Review and identify projects needed to be serviced by outside contractors / vendors.
· Establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments.

· Basic instructional skills
Physical Requirements:
· Ability to withstand physically demanding work.
· Manual dexterity and hand-eye coordination.
· Work in noisy environment.
· Wearing of appropriate PPE (hearing protection, eye protection and specialized PPE as required etc.).
Job Type: Full-time, minimum of 40 hours per week and On-call as required.

Pay: $40,000.00-$45,000.00 per year
