Development Manager

MatchBox is seeking a Development Manager

You are a Development Manager with progressive experience who is ready for a larger platform and a faster pace. MatchBox Consulting Group is partnered with one of Western Canada's largest development and construction organizations. They are entering a significant growth phase in Ontario, building out a dedicated development team to deliver light industrial and commercial projects across the region. The company is known for its employee focused culture, its stability, and its history of promoting from within. They welcome Development Managers coming from the residential sector who are interested in moving into industrial work.

What You Will Do

• Lead consultants through rezoning, entitlement, subdivision, and permitting for light industrial and commercial developments.
• Manage municipal approval processes for development and building permits while protecting schedules, budgets, and quality standards.
• Collaborate with design and pre-construction teams to develop building layouts that align with the needs of FT100 and major corporate tenants.
• Conduct legal, technical, and due diligence reviews prior to application and participate in design meetings to address compliance and constructability.
• Work closely with construction and development teams on turnover, consultant schedules, design reviews, and alignment with client requirements.
• Support land assessments and contribute to development strategy as the GTA pipeline grows.

What You Bring

• At least five years of progressive development experience, including a minimum of one full year operating as a Development Manager.
• Candidates must already be functioning at the DM level. Development Coordinator backgrounds are welcome only if you have transitioned into a DM role with meaningful responsibility.
• Strong understanding of municipal processes involving rezoning, subdivisions, development permits, and building permits.
• Ability to read and interpret architectural, civil, and landscape drawings and evaluate compliance and constructability.
• Knowledge of legal contracts, title documents, due diligence materials, and municipal governance.
• Experience managing multiple projects and building productive relationships with consultants, municipal partners, and corporate clients.
• Interest in industrial and commercial development and a desire to grow with a team expanding its footprint across the GTA.
