Overview

Crescent Place Condominiums is seeking a reliable, skilled, and safety-conscious Maintenance Technician to support the ongoing operation, maintenance, and repair of a large residential condominium community in West Edmonton.

Reporting to the Site Office Manager (SOM), this role is responsible for preventative maintenance programs, hands-on repair work, seasonal upkeep, and responding to urgent building issues. The ideal candidate has strong mechanical aptitude, problem-solving skills, and the ability to work independently while interacting professionally with contractors, residents, and the onsite team.

You must be comfortable working with tools, mechanical systems, and building infrastructure while balancing daily tasks and emergencies. A strong sense of initiative, safety awareness, and professionalism is essential.

Key Responsibilities:

Building Systems & Preventative Maintenance

  • Conduct routine monitoring of HVAC, boilers, pumps, fans, generators, electrical panels, intercoms, doors, locks, and common-area equipment
  • Perform preventative maintenance, including:
  • Filter replacements
  • Blow-downs
  • Lubrication
  • Minor plumbing fixture repairs
  • Changing lights, ballasts, batteries
  • Minor mechanical fixes and small repairs (patching, ceiling tiles, etc.)
  • Monitor mechanical rooms, boiler systems, and water treatment areas for leaks, failures, and performance concerns
  • Support seasonal tasks including snow removal and ice management at primary entry points
  • Report deficiencies to the SOM and recommend repairs or contractor support

Maintenance & Repair Work

  • Perform general building repairs to lighting, doors, handrails, drywall, ceiling tiles, taps, toilets, drains, and security hardware
  • Complete minor electrical replacements (switches, plugs, ballasts, fixtures)
  • Support pool and amenity maintenance as directed by the SOM
  • Maintain clean, safe mechanical and work areas

Contractor Coordination

  • Assist with contractor access, oversight, site direction, and confirmation of completed work
  • Monitor safety and cleanliness of vendor activity
  • Maintain tool and supplies inventory and request restocking as needed

Emergency Response

  • Respond to urgent issues such as leaks, alarms, flooding, or failures during work hours and occasionally after hours
  • Take immediate steps to reduce damage and activate shut-offs when safe
  • Document incidents and assist with unit access when required

Safety, Codes, & Compliance

  • Follow all safety guidelines, WHMIS, PPE use, and lock-out/tag-out policies
  • Report hazards, unsafe conditions, or equipment concerns immediately
  • Support fire panel resets, alarm responses, and contractor access for testing

Documentation & Reporting

  • Assist with quotes, inventory logs, and daily maintenance task logs and project tracking for the SOM and Condominium Manager.

Required Skills & Qualifications

  • Mechanical aptitude and hands-on repair experience
  • Knowledge of mechanical, electrical, HVAC, and boiler systems is an asset
  • Basic plumbing or minor electrical experience preferred
  • Ability to work independently, prioritize tasks, and meet deadlines
  • Strong safety awareness and ability to follow procedures
  • Professional communication skills when interacting with residents and contractors
  • Ability to lift a minimum of 25 kg (55 lbs)
  • Must be able to pass a criminal record check
  • Monday–Friday availability, with occasional evenings/weekends for emergencies
