Alwington Communities Building Facility Manager

The Building Facility Manager is responsible for creating a high level of resident and community satisfaction by providing timely repair services and maintaining tidy grounds at all portfolio properties in a safe and efficient manner. The team member should maintain accurate logs while completing re-occurring indoor and outdoor tasks in all weather conditions. Some evening and on call availability will be required. The Building Maintenance Manager should always be representing the Condominium's best interest, maintaining positive and professional interactions.
- Provide regular upkeep for all portfolio properties, performing task including but not limited to:
- Monitor and Respond to Maintenance Work order requests. Duties include:
- Unplug toilets and sinks;
- Painting, Staining, and Varnishing;
- Interior lamp replacement;
- Replace ceiling tiles;
- Adjustment of time clocks;
- Building inspection rounds;
- Closet troubleshooting & repairs;
- Drywall repair and Caulking;
- Setting up elevator for moving- Reoccurring outdoor grounds keeping- Sorting Recycling Materials;
- Garbage to curb Valet Service;
- Daily General Debris Pickup;
- Power Washing;
- Building inspection rounds;
- Maintaining ground floor planters & roof patio garden;
- Watering plants
- Log Property cleaning times
- Participate in turnover and other seasonal activities
- Perform regular interior or exterior inspections of the property
- Report on any damages requiring repairs or lease violations
- Computer data entry will be required
- Maintain a clean and safe work environment
- Record and maintenance the log of all equipment
- Maintain care for company provided equipment
- Key fob hardware adjustments as required
- Proficiently and safely use equipment and chemicals
- Ballast Replacement-Interior;
- Pre & post inspection of roof top patio and party room after each booking.
- Faucet repair;
- Standard toilet troubleshooting and repair
- Unlock doors for residents;
- Push garbage bins to the garbage room
- Replace light bulbs
- Maintenance the building systems, like drumdrips
- Lifting and installing
- Laying down mulch;
- Sweeping walkways & Parking lots;
- Shovelling Snow from stairs and walkways;
- Plowing driveways and parking lots;
- Trimming bushes;
- Raking leaves
- Responding to inquiries and requests by building tenants and resolving any problems or issues
- Managing and directing cleaning and security staff and activities
- Coordinating and overseeing regular building maintenance and repairs
- Maintaining a safe environment for building occupants and visitors
- Conducting regular building inspections and preparing reports
- Providing notices of infractions, noise violations etc
- Maintain parking list:
- Maintaining a safe environment with proper lighting, signage, and disability access
- Attending security, fire HVAC and other inspections as required
- Scheduling contractors as directed by management
- Assisting with emergency response and evacuations
- Maintaining records of tenants and updating Condo Control Central
