**About the Opportunity**
This position is ideal for a licensed manager who values professional autonomy but wants the stability, systems, and teamwork of an established brokerage. You’ll have a guaranteed income while you build your book, with significant earning potential as your portfolio expands.
**Compensation and Structure**
- Guaranteed Base Salary: $50,000 - $60,000 per year
- Commissions:
- 20% on office-supplied leads (we generate and pay for all marketing)
- 30% on self-generated leads
- Support Staff (Included at No Cost):
- Personal Administrator (day-to-day coordination and client support)
- Applications Administrator (screening and leasing support)
- Property Inspector (routine and move-in/move-out inspections)
- Tools and Resources:
- Established CRM, maintenance tracking, and owner/tenant portal systems
- In-office and remote workflow
- Total Potential Earnings: $100,000+ annually, with growth potential as your portfolio and commissions expand
**Your Key Responsibilities**
- Manage a portfolio of approximately 150 residential rental units
- Build and maintain strong relationships with property owners and tenants
- Approve maintenance work, quotes, and invoices within company systems
- Conduct periodic inspections and ensure property standards are maintained
- Handle renewals, notices, and tenancy transitions
- Review financials, owner statements, and coordinate monthly distributions
- Ensure compliance with the Residential Tenancy Act and brokerage policy
- Represent Select Real Estate with professionalism and integrity
