**Job Description**:
Reporting Relationship: This position reports directly to the Manager, Asset Management.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Manage the preparation and development of annual operating and capital expenditure budgets, working collaboratively with Revenue Management, Marketing, Operations, IT, Accounting, HR and Investments teams
- Preparation and presentation of monthly operating and capital expenditure reforecasts
- Monthly analysis and reporting on asset-level & portfolio-level performance
- Preparation and presentation of monthly asset management and investor / partnership reporting
- Provide input and support to quarterly valuations for the Canadian Multi-Family portfolio
- Develop ad-hoc financial analysis and cash-flow models to assist in making complex portfolio-level decisions
- Review weekly, monthly and quarterly financial reports and identify opportunities to improve performance
- Assist with real estate tax appeal research, analysis, and coordination
- Prepare market research reports to help inform each property’s competitive positioning relative to rents, occupancy and property attributes
- Other duties as assigned
EDUCATION, EXPERIENCE AND SKILLS:
- 2-5 years of commercial real estate and/or multi-family asset management experience
- BA/BComm degree in accounting, finance or real estate or related field with strong record of academic achievement
- CPA and/or CFA designation preferred
- Exceptional analytical and strong financial modeling skills
- Knowledge of real estate accounting and financial statement analysis
- Understanding of the multi-residential real estate industry, with a demonstrated interest in a career in real estate
- Strong business acumen with a deep understanding of profit and loss statements for multi-family properties, as well as key drivers of property valuation and returns- Advanced knowledge of MS Excel, Powerpoint and Word
- Must possess the ability to work well within a team environment
- Must be highly organized, able to prioritize multiple concurrent projects and be able to independently identify and solve key business problems
- Exceptional written and verbal communication skills and a high level of attention to detail and accuracy
