**Job Purpose**
Reporting to the Director of Project Management, the Project Manager has overall responsibility for the successful planning, execution, monitoring of project and subcontractors, control and closure of a project, often within strict timelines and while maintaining positive client relationships throughout the process. The Project Manager monitors site staff, to ensure proper Safety procedures are applied at all times. The Project Manager is also responsible for conflict resolution and identifying training requirements.
**Duties and Responsibilities**
- Collaborate with planner, architect, structural engineer and designers to ensure appropriate permits and IFC drawings are received as per schedule, as well as ensure appropriate drawings from the mechanical, electrical, plumbing, interior designer, landscape, and all other consultants are obtained.
- Project Manager to be involved in the Preconstruction process and provide input on schedule, budgeting and other items as deemed necessary.
- Continually review drawing details and identify any notes or discrepancies that need to be addressed with consultants and/or subcontractors.
- Establish Construction Schedule with project team and distribute amongst external parties for review. Continual maintenance of the Construction Schedule to be the responsibility of the Project Manager throughout project duration.
- Setup and lead project PTM meetings internally and with external consultants and clients.
- Register all new builds with Tarion and ensure close out procedures are
- Manage the distribution and review of shop drawings, coordinate revisions and final approvals.
- Ensure all services including hydro, gas, water, etc.
- Establish and define scopes of work based on drawings, specifications or any related documents along with team input for APM to send out for tender.
- Review Bid Comparison forms before presenting to the client for approval.
- Oversee the distribution and sign-off of subcontracts, change orders, purchase orders etc.
- Diligently reviews progress of work of all subcontractors and authorizes payment accordingly.
- Oversee the preparation of change orders communicating changes and schedule impacts with the client.
- Manage the preparation and issuance of all RFI’s, Site Instructions by providing guidance to the APM.
- Review of site reports e.g. DDS, Geotechnical, Architectural and Structural Engineer reports ensuring that all defects/discrepancies are corrected and documented as such.
- Manage communication with consultants and subcontractors to ensure project remains on schedule and on budget.
- Manage project budget including reconciliation of billing and payments, obtaining approval of change orders, adhering to accounting team’s deadlines
- Responsible for communicating budget scope to client’s prior to making selections and value-engineering.
- Oversees the document control of all project information onto Mazenga’s electronic folder system
- Review monthly Progress Reports for APM to distribute which includes site progress, schedule impact, lookahead, critical items, pending approvals, upcoming tenders and open items. Construction Schedule to be sent monthly along with Progress Reports.
- Work closely with Site Supervisor to review construction progress and address issues and review their daily logs.
- Preparation of cash flow as required (Projected and Actual)
- Ensure Site Supervisor processes permit closeout** **documents with all authorities and trades including holdbacks and warranty
- Manage consultant’s deficiency list with Site Supervisor and trades and ensure proper completion of project
- verifies that deficiencies are corrected and substantial completion is achieved before releasing final payment.

**Qualifications**
- Certificate or Degree in Architecture or Construction Project Management
- Minimum of 5 Years experience in Construction Project Management with a minimum of 2 years as a Project Manager
- Experience in Residential Construction
- Knowledge of Project Management and Business Development
- Knowledge of Part 9 of the Ontario Building Code
- Ability to read, interpret and understand contract Drawings/Blueprints
- Results Driven with high level issue resolution skills
- Scheduling and Budgeting Experience
- Excellent Communication skills both verbal and written
- Proficient with MS Office: Word, Excel, Project, G Suites and Bluebeam,
- PMP certification
**Working conditions**
Mainly located in an office setting, either at the site or at the main office. Regular visits to site may cause exposure to extreme weather conditions. Hours of work may vary and are dependent on the project schedule.
**Physical requirements**
Sitting, mostly at a desk, Standing, Walking, both indoor and outdoor in varying weather conditions, Data Entry/Computer Use, infrequent lifting and bending.
