Construction Project Manager

**JOB SUMMARY**

The Construction Project Manager provides construction expertise in overseeing multiple construction projects on behalf of the owner in the areas of Retirement/Long-Term Care Homes, Mental Health and Addiction Treatment Facilities, Commercial development, and provides project leadership to ensure quality outcomes.

The Construction Project Manager (CPM) reports to the VP Design and Construction for RBJ Schlegel and deals with cross functional teams in design, construction and operations. The CPM acts on behalf of the owner throughout the design and construction process. S/he should have a broad knowledge of multiple disciplines including architectural, structural, mechanical, electrical, technological, and building systems. The CPM will need to provide expert knowledge and advice to deal with challenging and complex construction projects and provide innovative and practical solutions to mitigate risk and deliver projects within the project budget and schedule.

**RESPONSIBILITIES**

**Pre-Construction**
- Organize and communicate with the design consulting team throughout the technical design process.
- Review and assist in establishing the project and construction budgets.
- Assist the Consultant Team with preparation of the RFP documents.
- Review and assist the General Contractor/Construction Manager in establishing the construction schedule, including phasing considerations.
- Lead the process for selection of the project General Contractor/Construction Manager and lead the contracting process including the list of General Conditions/Reimbursable Expenses.
- Support in assembling the bidders list and support throughout the tendering process, assisting in the selection of trades.
- Provide construction expertise and thoroughness to the drawing review and shop drawing review process.
- Assist the consultant team in obtaining the required building permits.

**Construction**
- Represent the owner at all site meetings by raising and discussing relevant issues and by ensuring quality workmanship on site.
- Provide creative problem-solving skills to resolve issues as they arise on site.
- Utilize conflict resolution skills to resolve disputes with contractors and sub-contractors, avoiding escalation when possible.
- Ensure that projects are constructed in accordance with design, budget and schedule.
- Monitor health and safety program of the General Contractor.
- Use strong communication skills to provide direction to the project Consultants and the General Contractor/Construction Manager to ensure productive and timely flow of information.
- Scrutinize all Change Order requests.
- Assist in developing and managing deficiency lists.
- Facilitate the building turnover to the operational team.
- Coordinate with Interior designer regarding FF&E
- Organize and assemble the required documentation for permit close out and building occupancy.

***Post Construction**
- Ensure commission of building systems has taken place.
- Provide warranty and maintenance information to the operational facilities management team.
- Ensure as-built drawing information is received and recorded.
- Participate in and provide feedback to the design team as part of the project post occupancy review process.
- Organize and schedule the one-year warranty site review with the Construction Manager/General Contractor, Consultants and Facility team.

**QUALIFICATIONS, EXPERIENCE AND COMPETENCIES**
- Have a minimum 10 years of experience with a General Contractor/Developer in the area of project management.
- Experience in construction projects over $30M.
- Effective communication and interpersonal skills.
- Architectural Technologist diploma from an accredited educational institution, and/or an equivalent combination of education and experience.
- Proficient in AutoCad and Microsoft Project.
- Experience and ability for organizing and planning, ability to delegate responsibility.
- Strong organizational and leadership qualities.
- Working knowledge of the Construction Act and Prompt Payment Legislation.
- Understanding of CCA and CCDC Contracts and contract law.
- Thorough knowledge of all aspects of construction including technology, materials, methods, negotiations, engineering, estimating, budgeting, scheduling and safety.
- Creative problem-solving and conflict resolution skills.
- Ability to work pro-actively and independently.
- Possess a positive, can-do, team attitude.
