We’re looking for a Collections Specialist who is equal parts empathetic and analytical — someone who can manage rent collection with professionalism, care, and precision.

In this role, you’ll be at the heart of our revenue operations, ensuring that resident accounts are proactively monitored, delinquencies are resolved efficiently, and communications are handled with both clarity and empathy. You’ll work closely with our Operations and Accounts Receivable teams, acting as a key player in the financial health of our property portfolio.

**What you’ll get to do**:
**Account Monitoring & Analysis**
- Review and analyze resident receivables weekly to identify and prioritize past-due accounts.
- Monitor accounts for activity, investigate discrepancies, and support strategy development.
- Generate and present regular collection performance reports to leadership.

**Resident Communication & Negotiation**
- Conduct both inbound and outbound communications with delinquent residents, including those on notice or vacated.
- Draft and issue formal communications regarding overdue rent.
- Negotiate payment terms within company-approved guidelines.

**Internal Collaboration & Escalation**
- Partner with A/R to ensure legal status updates are current and accurate.
- Coordinate with Operations on wellness checks and escalate accounts as needed.
- Support special handling of high-risk or sensitive cases.

**Debt Recovery & Skip Tracing**
- Use skip-tracing tools and investigative techniques to locate former residents with outstanding balances.
- Collaborate with third-party collection agencies to manage recovery efforts.

**Reporting & Compliance**
- Extract, compile, and analyze data to produce accurate internal reports.
- Ensure adherence to all collection policies, procedures, and regulations.

**Who you are**:

- Strong verbal and written communication skills, with a calm and professional demeanor
- Problem-solver with solid conflict resolution skills and sound judgment
- Highly organized, detail-oriented, and data-savvy
- Proficient in Microsoft Excel and Word; knowledge of Yardi is a strong asset
- Excellent time management and the ability to multitask in a fast-paced environment
