We are looking for a professional, experienced, self-starting, self-directing Maintenance Technician who will join a strong PM team in the professional management and operations of our diverse portfolio. This new team member needs to be a fit both culturally and professionally if we are to continue to achieve our goal as a company.

Preferably you possess 3 or more years of experience in high-end commercial Property Management and facilities operations. Must have hand-on experience in conducting maintenance including the management of maintenance personnel, outside contractors and service providers. Possess a comprehensive skill set in all aspects of building maintenance and construction methodology. Can work independently, without direction and supervision, and/or work hands on as part of a team.
- **OVERVIEW**_

**General**
- Take direction from the Property Management team and in conjunction with team members, assists with all activities related to operation, maintenance and repair of all building systems, including internal work orders and service contracts performed by outside service providers.
- Manage service providers, material delivery and contract service vendors as they report to site for work.
- In conjunction with teammates, manage and perform all activities related to maintenance and repair of all internal/external building systems.
- Assist in managing and prioritize internal work orders, and service contracts performed by outside service providers.
- Supervise, schedule and be proficient at routine maintenance work as necessary to maintain building(s) to the highest standards, such as painting, woodwork, parkade maintenance (exterior and interior power washing, including snow maintenance.
- Yardi Facility Manager experience or compatible platform for online workorders.
- Maintain service provider/contractor check-in and key logs.
- Perform inspections of all building systems such as HVAC, electrical/lighting, plumbing, life safety and any other operational building systems.
- Schedule and document as required all building key component and life safety infrastructure for quarterly, semi-annual and annual maintenance.
- Assist and/or respond to any maintenance related emergencies including after regular business hours.
- Manage and maintain an organized workspace including equipment, tools, storage rooms and mechanical rooms.
- Ensure maintenance equipment and tools are labeled, logged and serviced routinely and maintained in good working order.
- Recognize, document, report and remediate any hazards in the workplace and/or facility.
- Cover shifts for Building Operators as needed.

**Record Keeping**
- Assist in developing and maintaining all onsite maintenance records to ensure the effective administration of building maintenance policies, property inspection reports including maintenance supplies and inventory.
- Assist the team as required with fire, evacuation and emergency response plans.
- Assist the team as required in the coordination of all practice response drills.

**Owner Communications**
- Communicate effectively and professionally with tenants, service providers, contractors and vendors alike. Coordinate and assist with capital improvement projects, tenant improvements and tenant move in/outs with PM team. Report any concerns to the senior staff.

**Skill & Experience**:

- Good knowledge of the English language and ability to draft correspondence as required
- Excellent understanding and use of Microsoft Office, Excel, Word, Power Point.
