We are looking for a assistant Pre-Construction manager to assist the Pre-Construction Manager in setting the foundation for successful project execution by helping with estimating, design coordination, scheduling, budgeting, and procurement before construction begins. Their responsibilities focus on organizing and preparing for all aspects of the project to ensure smooth execution once construction starts. **Roles and Responsibilities of a Assistant Pre-Construction Manager**: **1. Estimating and Budgeting** - **Assist with cost estimation**: Work closely with estimators to develop accurate cost estimates for materials, labor, and equipment. This includes analyzing drawings, specifications, and bid documents. - **Budget development**: Help in establishing project budgets and reviewing pricing from vendors and subcontractors to ensure alignment with financial goals. - **Value engineering**: Assist in evaluating design alternatives to reduce costs without compromising quality or functionality. **2. Design Coordination** - **Design review**: Collaborate with architects, engineers, and design consultants to review and refine project designs, ensuring they are feasible, cost-effective, and aligned with project objectives. - **Identify constructability issues**: Assist in identifying potential design or construction challenges early in the planning phase, recommending adjustments to avoid costly changes during construction. - **Document management**: Manage the flow of design documents and revisions between the design team, subcontractors, and project team. **3. Scheduling and Planning** - **Assist in project scheduling**: Help create the initial project schedule, outlining critical milestones, construction phases, and key deadlines. - **Lead-time coordination**: Work with procurement teams to identify long lead-time items (materials, equipment) and incorporate them into the pre-construction plan. - **Subcontractor coordination**: Assist in coordinating with subcontractors and vendors to ensure their availability aligns with the project schedule. **4. Procurement and Vendor Selection** - **Bid management**: Assist in preparing bid packages, soliciting and reviewing subcontractor bids, and ensuring all scopes of work are covered. - **Vendor pre-qualification**: Help vet and pre-qualify potential subcontractors and vendors to ensure they meet the project’s requirements for quality, pricing, and reliability. - **Contract management**: Support the pre-construction team in negotiating contracts with selected vendors and subcontractors, ensuring clarity on project scope and pricing. **5. Permitting and Regulatory Compliance** - **Permitting assistance**: Coordinate with local authorities to ensure all necessary permits and approvals are obtained before construction begins. - **Code compliance**: Work with architects, engineers, and consultants to ensure that designs meet all relevant building codes, zoning regulations, and environmental standards. - **Environmental and safety considerations**: Assist in identifying any environmental impacts or safety risks that need to be addressed during pre-construction. **6. Client and Stakeholder Communication** - **Client meetings**: Assist in preparing presentations and attending meetings with clients to discuss project progress, budget updates, and design changes. - **Stakeholder coordination**: Help maintain communication between various project stakeholders, including architects, engineers, subcontractors, and the client, to ensure everyone is aligned with project goals. - **Maintain client relationships**: Help address client concerns or requests during the pre-construction phase, ensuring their needs and expectations are incorporated into the project plan. **7. Risk Management** - **Identify potential risks**: Assist in conducting risk assessments during the pre-construction phase, identifying potential cost overruns, schedule delays, or scope changes. - **Mitigation strategies**: Work with the project team to develop risk mitigation plans to address potential challenges before they impact the project’s execution. **8. Pre-Construction Reporting** - **Progress reports**: Help prepare detailed reports for stakeholders on the progress of the pre-construction phase, including budget updates, design progress, and any issues that could affect the project. - **Documentation**: Maintain organized records of all pre-construction activities, including contracts, budgets, estimates, and design documents. **9. Transition to Construction Phase** - **Handoff preparation**: Ensure all necessary documents, budgets, contracts, and schedules are ready for a smooth transition from pre-construction to the construction phase. - **Project setup**: Assist in setting up the construct
