Property Caretaker

**Job Title**: Property Caretaker

**Overview**:
**Key Responsibilities**:

- **Property Maintenance**: Conduct routine inspections and perform maintenance to ensure each property remains in top condition. Address minor repairs and arrange for specialized services as needed.
- **Groundskeeping**: Oversee landscaping tasks, including lawn care, gardening, and snow removal, to maintain a clean and attractive exterior.
- **Housekeeping & General Upkeep**: Maintain cleanliness and order in common areas, address seasonal maintenance needs, and prepare properties for seasonal use.
- **Security & Monitoring**: Ensure the security of both properties by conducting regular inspections, securing entrances, and responding to alarms or emergencies.
- **Inventory Management**: Track and manage inventory of necessary supplies, tools, and equipment.
- **Vendor Coordination**: Work with and oversee external vendors for specialized repairs or major projects, ensuring high standards and cost-effective solutions.

**Qualifications**:

- **Experience**: Minimum of 3-5 years of experience in property caretaking, property management, or a related field.
- **Technical Skills**: Basic knowledge of plumbing, electrical, HVAC, and general handyman skills.
- **Transportation**: Valid driver’s license and reliable transportation for travel between properties.
- **Physical Stamina**: Ability to perform physical tasks, including lifting and outdoor work.
- **Flexibility**: Willingness to work occasional weekends or holidays based on property needs.

**Additional Requirements**:

- **Communication Skills**: Excellent communication skills to coordinate with property owners, vendors, and any staff involved.
- **Problem-Solving Skills**: Resourceful in handling unforeseen issues or urgent repairs.
