Activate is a tech company known for creating Canada’s first full-scale interactive gaming facility. We are experiencing significant expansion, and are looking to expand our store operations team with the addition of a Commercial Property and Leasing Leader. A successful applicant will be instrumental in site selection and negotiations for new corporately owned Activate locations.

**The Duties and Responsibilities**:

- Collaborate with real estate and legal teams in commercial properties agreement and new store opportunities
- Prepare investment proposals for individual site acquisitions that are consistent with the premises of the overall project investment mandate
- Review and process Letter Of Intents (LOIs) for prospective commercial real estate acquisitions
- Attend real estate conferences to stay informed on leasing, investment & development in real estate
- Travel to prospective sites for profound analysis and reviews for organizational fit
- Maintain a thorough understanding of lease documents and relevant clauses to be able to identify and flag any potential concerns
- Develop decision analysis tools to help identify attractive real estate opportunities
- Manage the flow and execution of the full real estate process
- Lead negotiations and lease pricing on clauses and renewals
- Manage the property valuation process
- Liaise closely with legal team to ensure successful execution of LOIs
- Perform comparative market analysis to accurately value commercial properties
- Prepare and manage documentation and internal databases to ensure property information is accurate and up-to-date
- Ensure sites are prepared for installation by sourcing service providers and negotiating contracts for basic facilities such as water, electricity, and internet
- Collaborate with other stakeholders for conducting the property due diligence process for all acquisitions and leases

**The Qualifications**:

- Excellent knowledge of commercial property market
- 3-5 years of experience in a similar role
- Ability to work independently and in a team environment
- Excellent knowledge of contract negotiation with expertise in market & data analysis
- Ability to foster strong working relationships with various internal and external partners
- Exceptional oral and written communication skills with the ability to communicate across all levels within the organization
- Excellent time management and problem-solving skills
- Excellent computer literacy and skilled in Microsoft Office
- Licensure in real estate would be considered an asset
