**Job Overview**
**Key Responsibilities include but not limited to**:
**Leasing & Sales**:
- Greet and assist prospective tenants with leasing inquiries.
- Conduct property tours, showcasing available units and amenities.
- Promote and explain lease terms, pricing, and policies to prospects.
- Follow up with potential tenants to encourage leasing decisions.
**Application Processing**:
- Guide applicants through the leasing process, including paperwork and background checks.
- Verify references, income, and credit history to ensure lease compliance.
- Prepare lease agreements and ensure all required documents are signed.
**Resident Relations & Retention**:
- Address resident concerns and provide excellent customer service.
- Partner with the Property Management Team in coordinating move-in processes.
- Plan and participate in resident events to foster a positive community atmosphere.
**Marketing & Outreach**:
- Assist in marketing efforts, including social media, online listings, and local promotions.
- Maintain knowledge of competitor properties and market trends.
- Ensure all vacant units are properly staged and ready for showings.
**Administrative Duties**:
- Maintain accurate leasing records and update databases.
- Collect security deposits and initial rent payments.
- Ensure compliance with fair housing laws and company policies.
**Qualifications & Skills**:
- High school diploma or equivalent
- Exceptional customer service skills to create a welcoming environment for potential tenants.
- Previous experience in leasing, real estate, or customer service is a plus.
- Strong communication, negotiation, and interpersonal skills.
- Proficiency in Microsoft Office and leasing software (e.g., Yardi, AppFolio).
- Ability to work flexible hours, including weekends.
- Knowledge of fair housing laws and rental regulations.
- Strong data entry abilities with attention to detail for maintaining accurate records.
- Proficiency in administrative tasks, including filing and office organization.
- Experience with customer relationship management (CRM) systems is preferred.
- Knowledge of property management practices is a plus.
- Familiarity with Computerized Maintenance Management Systems (CMMS) is beneficial.
- Excellent phone etiquette to effectively communicate with clients and prospects.
- Sales skills to promote properties effectively and close leasing deals.
