**Overview**
- have building maintenance and project management experience.
- be part of a building maintenance team designed for housing co-operatives.
- oversee and coordinate all maintenance activities.
- ensure the buildings are in good repair, and improvements and repairs to suites are regularly completed.
- be responsible for building and maintaining strong Co-op and vendor relationships.
- use clear communication with members to minimize the impact of repair activities.
- ensure the physical plant is maintained with exceptional value for the co-operative.

**Duties**

Administer comprehensive preventative maintenance schedules and tender service contracts

Coordinate all in-suite and common area repairs

Organize all repair and replacement activities arising from MIMO inspections

Coordinate annual suite inspections, analyze inspection data and prepare prioritized repair plans

Supervise on-site handyperson and contractors

Provide live support for after-hours emergency maintenance issues

Prepare and present comprehensive annual maintenance budgets

Maintain vendor relationships, obtain quotes and refer vendors

Create capital reserve spending plan in cooperation with co-op representatives

Write and present a monthly maintenance report.

Attend regular co-op meetings to review repair plans, budgets and priorities

**Qualifications**

Post-secondary education or training in a related discipline preferred

A minimum of five years continuous work experience coordinating residential maintenance activities

Experience reading blueprints and schematic drawings

Familiarity with Microsoft Office (Word, Excel, Outlook) and collaboration using Google Drive

Experience administering contracts and making insurance and warranty claims

Outstanding communication skills

A demonstrated understanding of customer relationships and ability to be a team player

De-escalation talent

Skill with data-based decision making.

A self-starter capable of individual and team work

Multi-tasker

Experience with volunteer Board of Directors

Awareness of building retrofit and upgrade incentive programs

**Job Type**: Part-time

Pay: $75,000.00-$85,000.00 per year

Expected hours: 30 per week

**Experience**:

- building maintenance admin/coordinator: 3 years (required)
