**Position**: Maintenance Supervisor

**Type of Employment**: Full-Time

**Reporting to**: Director, Property Management

**Direct Reports**: Maintenance Workers

**Duties and Responsibilities**:
**General Duties**:

- Monitor & instruct site maintenance, housekeeping as well as trades working on site; reporting back to property manager.
- Supervise a team of Maintenance workers, report on their performance, assign daily tasks, scheduling for maintenance team.
- Prepare month-end reports, as requested by director or property manager.
- Perform inspections, repairs, and up-keeping duties.
- Frequently patrol property to ensure cleanings and good working order; maintain and upkeep parking lot.
- Removal of snow on sidewalks salting or de-icing as needed.
- Oversee maintenance of roof, as well as HVAC repairs ensuring all filters and drain caps are clean and in place daily.
- Ensure tools are maintained and stored in an organized fashion in designated area.
- Monitor daily logbook of occurrences noting weather conditions that may affect operations maintained by maintenance workers.
- Place service calls for contractors, if needed; per instructions given by property manager.

**Technical Duties**:

- **_HVAC and Air handling Units: _** Ensure all in good operating condition. Paint any rusted units as required. Ensure all mechanical and electrical equipment are maintained in accordance with preventive maintenance.
- **_Fire Safety System: _** Oversee major tenants’ systems. Meet with Fire Safety Company and ensure all are inspected per code. Understand the Maglocks and the operation of individuals systems. Understand the placement of the smoke detectors. Ensure the fire exits are all accessible and in good repair. Ensure that all extinguishers are inspected monthly in place and mounted properly.
- **_Elevator/ Escalator: _** Meet with technicians on site ensures that maintenance and safety concerns are known. Ensure that the devises are all clean and running smoothly.
- **_Sump Pumps: _** Knowledge of their operation and maintenance is required. Inspections to be conducted weekly and noted.
- **_Generators: _** Ensure annual maintenance is carried out and that all safety guidelines are met. Inspected weekly.
- **_Boilers: _** Ensure boilers are turned on for the heating season and turned off for the cooling season; ensure biannual water treatment is conducted.
- **_Electrical Rooms: _**Emergency Lighting - responsible to ensure all is in good operating condition; conduct monthly emergency light test, magnetic lock and fire extinguisher inspection monthly.
- **_Timers: _** Are set according to seasonal standards and adjusted monthly.
- **_Parking Lot Protective Bollards, Fire Hydrants and other Structures: _** Inspect and paint twice/year or more often if needed.
- **_General Equipment: _** Ensure proper functioning of lights, heaters, washrooms, hot water heaters, pressure pumps, air compressors, sump pumps; ensure pressures are normal.
- **_Troubleshoot: _** Perform minor repairs on heating, cooling and ventilation systems, Troubleshoot and perform minor repairs on plumbing systems; electrical systems; appliances. Move heavy furniture, equipment and supplies as needed.

**Other Duties**:

- Respond to tenant inquiries and inform administration; follow up to ensure issue was resolved.
- Adherence to privacy and confidentially protocols.

**Experience**:

- Experience with trade industry for example: plumbing, electrical, HVAC.
- 3+ years in building maintenance experience.
- Knowledge of applicable laws and regulations.

**Physical Requirements**
- Able to work in tight spaces and/or at heights as well as handle heavy weight items.
- PPE as needed; steal toe shoes & safety glasses to be worn at all times.

**Work Environment**
- Work flexible hours as needed - open availability
- Be available, and on call for emergency services.
