**Key Responsibilities**:
The Maintenance Manager (MM) is responsible for the overall general maintenance, servicing and repair operations to maintain the residence, equipment, furnishings, fixtures and the surrounding grounds in proper condition. The MM ensures residents and guests are provided with outstanding service and a safe and clean home that meets and exceed expectations. Responsible for the housekeeping team the MM is responsible for people management, scheduling, problem solving, conflict resolution, communication and progressive counselling. The MM is a team collaborator, supporting successful move ins, health and safety/fire safety training for all staff, community outreach projects and a safe and secure environment for residents, visitors and other staff members.
**As a positive and active contributor, your key duties will include**:
**Managing and Supervising**
- Monitors the activities of housekeeper (s) with respect to the cleaning schedules, priorities and standards (if applicable)
- Leads and manages housekeeping staff to achieve department goals (if applicable),
- Organizes orientation and in-service training programs for team
- Schedules and assigns work, monitors and evaluates staff performance for housekeeping staff
- Provides problem solving solutions to team with the goals of the home in mind in addition to an understanding of stakeholder objectives
- Provides required in-service fire training to all new employees
- Conducts regular fire and emergency preparedness drills, coaches all team members on their responsibilities and maintains records of all fire safety related items
- Hires, oversees and makes recommendations regarding contractors for items such as but not exclusively suites renovations, large repairs, and general service providers
**Financial Management**
- Maintains ledger for monthly accounting
- Manages the Home Depot credit card
- PO’s and reconciliation
- Order work to be done based on responsible allocation of budgeting
- Advises General Manager on Capital project needs - makes recommendations based on strategic planning, quotes and home needs at large
- Responsible for the sourcing and procurement of high quality maintenance products and services in a cost effective manner;
**Maintenance Responsibilities/Planning**
- Plans and implements a daily, weekly, monthly and annual schedule of preventative maintenance activities to ensure the residence and equipment are safe and in good working order
- Performs minor building, electrical, plumbing and equipment repair services to ensure the optimum functioning of the residence and equipment
- Orders, receives and stores all non-kitchen related deliveries
- Ensures safety of residents by regularly maintaining equipment and furniture and by providing general upkeep to the residence and its systems
- Maintains the appearance and upkeep of the residence by implementing regular painting and decorating plans and ensuring that all furniture and fixtures are in good repair and operational
- Ensures that all units are prepared and ready for occupancy
- Schedules and conducts regular preventative maintenance activities
- Expert in all health and safety policies and procedures. Works safely to reduce the risk of injury to self, other staff members, guests (including family and contractors) and residents. Promptly reports/takes corrective action to address actual or potentially hazardous situations;
**Collaborating/Leading**
- Identifies and investigates residence deficiencies and equipment malfunctions and takes appropriate corrective action
- Responds to resident or family member concerns and ensures appropriate action is taken within decision-making authority
- As an integral member of the residence leadership team, participates in decision-making particularly in matters related to staff and resident health and safety;
- Supervises other members of the maintenance staff as required;
- **Effectively communicates and interacts with residents, family members, visitors and volunteers in a courteous and professional manner;**:
