Superintendent (Part-time)

25 hours a week required. 5 hours each day, Monday through Friday
Reporting to the Property Manager, the Building Superintendent shall be responsible for maintaining the
good condition, appearance and efficient functioning of the building, grounds parking garage, and
common areas while maintaining the quiet and good order with all unit owners and residents and ensuring
a high level of security of the building.
**Position Description**:
- Forwards all written complaints, concerns, service requests,or any issues of unprofessional or
politically sensitive nature to the Property Manager and enters such information in the logbook
- Posts and delivers notices and signs prepared by the Office Administrator and/or Property
Manager as per instructions from either the BOD or the Property Manager
- Issuing keys to residents
- Supervises trades people ensuring building access is granted and that work is carried out as
specified in the work order. Verify that materials and services are received in good order.
- Is aware of on-site visits from contractors as arranged by the Property Management Company
- Completes work within units only at the direction of the Property Manager
- Walks common areas of the building every day to note deficiencies. Checks critical or problem
areas on a daily basis. Monitors ongoing problems and follow-up with
contractors or in-house staff. Checks such areas as the furnace room and the generator room
daily.
- Completes a weekly full inspection of the building and grounds, noting all items on the proper log
form or book and reports deficiencies to the Property Manager
- Documents all maintenance concerns on the appropriate report. Contacts Property Manager on
matters that require immediate attention. Maintains a list or list of maintenance issues and plans
for addressing the required work
- Checks emergency backup lighting monthly. Test runs the emergency power generator weekly
- Ensures that garbage and recycling materials are put out for picking up on schedules designated
by the city
- Clear all sidewalks of snow accumulation as necessary, including courtyard walkways, front and
back sides of the building and garage entranceway areas
- Sands and de-ices courtyard walkway, garage entrance, including approaches to front and side
doors, stairs to the garage, and upper garage level
- Tests and adjusts whirlpool water quality and ensures that the pool equipment is maintained
properly and empties and cleans the whirlpool once per week or when needed
- Monitors the various mechanical, electrical, water, and other gauges and reports anomalies or
warning signs to the Property Manager and/or the appropriate contractor for follow-up and logs
all such incidents
- Manages the cleaning and pressure washing process for the garage floors, including preparation,
arranging clearance of areas being cleaned, notifying the Property Manager to make temporary
street parking arrangements, and arranging for the movement of cars for residents when necessary
- Acts as a functional, on-site supervisor for the cleaners and cleans common areas two days/week
- Carries out other maintenance tasks as required
**Required Skills/Qualifications**:
- High School Diploma or Equivalent
- Minimum 1 year building maintenance experience
- Knowledge of Fire Plan and Workplace Safety Programs
- Customer focused personality
- Excellent communication skills
- Strong attention to detail and ability to work independently
- Experience with the use of cleaning equipment
- Knowledge of preventive maintenance techniques
- Knowledge of swimming pool maintenance, considered an asset
- Prior experience in Property Management industry, considered an asset
- Use of own vehicle and valid driver's license required
- Criminal record check required
**On-Call**:
The superintendent may be on call for emergencies outside of regular work hours. The condominium
corporation will supply a communication device for on call access. All emergency calls are to be
recorded in the Logbook and reported to the Property Manager.
