The primary purpose of this position is to ensure a high standard in maintaining the residential, administration and other CLSL owned properties. The position is responsible for cost effective and efficient property and project management for any properties managed by CLSL and ensuring that acceptable housing standards are met in accordance with ministry regulations.

**Responsibilities**:

- Troubleshoots minor maintenance problems involving electrical, structural, mechanical plumbing, and equipment repair or replacement. Determines the appropriate time to call in professional services.
- Performs preventive building maintenance duties, caulks windows and doors, repairs and replaces doors, and all broken fixtures and furniture.
- Performs routine plumbing repairs such as unstopping toilets, sinks or urinals, fixing water leaks, and leaking faucets.
- Performs routine electrical repairs such as changing light bulbs or fluorescent lamps and assists in repairing ballast and light fixtures.
- Source and purchase supplies, equipment, and materials necessary to complete projects.
- Assembles and moves furniture, hangs pictures and bulletin boards, makes name plates, moves, and sets up tables and chairs.
- Repairs and replaces door knobs or locks, repairs door closures, patches holes in walls.
- Spot paints interior and exterior walls.
- Sets up new staff work area with furniture and equipment required. Coordinate with IT as needed.
- Obtains quotes for any maintenance work required and provides supervision of trades people.
- Performs delivery of heavier supplies between offices. The items that can’t go via courier.
- Performs special disposal services with trailer for garden debris, building and furniture disposal.
- Oversee the implementation of routine maintenance practices in all agency-owned buildings.
- Guarantee the safety and proper maintenance of all agency-owned properties, prioritizing the well-being of both staff and clients.
- Effectively implement a preventive maintenance program to proactively address potential issues.
- Manage all property repairs and services in a cost-effective manner.
- Actively participate in general property cleanup when necessary.
- Collaborate with supervisors, stakeholders, volunteers, and vendors to provide essential equipment, services, or utilities to the houses.
- Source equipment or services in a cost-effective manner, working closely with management to determine large repairs and services.
- Request quotes and order items and/or services from vendors on behalf of the agency.
- Ensure effective communication to all employees and management when work is to be performed that may impede their work.
- Ensure that all machinery, equipment, and tools are kept in good working order and stored appropriately.
- Source new vendors and promote lasting relationships with current vendors.
- Dispatch services through the preferred vendor network and follow up on work orders consistently until completion.
- Compare invoices to the requested work and address discrepancies. Approve invoices, ensuring that services were performed, and goods delivered, in accordance with what was contracted.
- Ensure the well-being and safety of individuals receiving support, service providers, colleagues, and visitors by strictly adhering to all health and safety protocols.
- Ensures compliance with all provincial and municipal bylaws, regulations and guidelines, the Ontario Building Code, Fire Code and BPSAA.
- Stay informed about supervisory obligations outlined in the Ontario Occupational Health and Safety Act to effectively oversee and promote a secure work environment.
- Inform the finance team when an asset is being moved to another location or disposed of and, similarly, inform about new assets and place an asset tag as directed by the finance team.
- Be the focal point in relation to vehicle maintenance, interacting with Enterprise

Qualifications and Education Requirements
- A minimum of a three year college diploma program in a related field or equivalent; be an accredited member of the Institute of Housing Management (IHM); Certificate in Property Management/Project Management; Joint Health & Safety Committee Certification Part 1 & 2; equivalent of four years related full-time experience. There should be evidence of progressive responsibility and knowledge.
- 1-2 years of relevant experience in similar field.
- Demonstrate a sound understanding of basic repair and construction.
- Ability to solve practical problems and deal with a variety of concrete and intangible variables in situations where only limited standardization exists.
- Ability to read, analyze, and interpret professional reports and trade terminology, general documents, CLSL policies and procedures, or governmental regulations.
- Ability to write reports, business correspondence, procedures, and quality evaluations.
