Resident Manager

This is a full-time equivalent and salaried position. The successful applicant will be required to live in one of the building suites under a standard lease agreement.
Job responsibilities generally involve:
**Cleaning and Maintenance**
- Regular and consistent cleaning of hallways, stair wells, lobbies, gyms, common rooms and public washrooms, including but not limited to:
- Vacuuming, moping, dusting, glass and surface cleaning
- Ensuring high-traffic common areas are orderly and well maintained at all times, including but not limited to:
- Lobbies, mail/parcel rooms, garbage rooms, public/bicycle storage rooms, gyms and fitness rooms
- Regular inspections of exterior common areas and property grounds to ensure trash is collected and building facilities are presentable at all times
- Performing minor maintenance and repairs as needed, preparing and coordinating work orders with Thrive management and 3 party contractors for larger maintenance and repairs
- Scheduling and overseeing all 3 party cleaning/maintenance contracts, coordinating with tenants where required, including but not limited to:
- Line painting and sweeping of parking facilities, power washing of patios and building envelope, roof and gutter maintenance, seasonal mat changes, in-suite air filter replacement and heat pump cleaning
**Winter Duties**
Thrive uses professional 3 party snow removal contractors, but to ensure resident safety throughout the winter assistance may be necessary in:
- Coordinating parking lot snow removal between tenants and 3 party contractors
- Monitoring resident decks and patios for unsafe ice and snow collection
- Ensuring all entrances and pedestrian areas are shovelled and kept salted promptly after storms for resident safety
- Assisting with snow removal as needed between visits from snow removal contractors
**Leasing and Resident Relations**
- Maintaining pleasant, prompt, and professional resident communications in all electronic, phone and/or in-person interactions
- Assisting with initial lease-up and lease renewals on an ongoing basis, scheduling and conducting showings with new applicants and ensuring current residents are given appropriate notice when applicable
- Ensuring building policies are followed by all tenants, working with Thrive management to promptly address all building policy violations and properly documenting all formal violations in Buildium
- Conducting orientations with new residents as well as move-in/move-out inspections
- Organizing and overseeing community room scheduling
**Administrative Tasks**
- Acting as first point of contact on all administrative enquiries from Thrive management, ensuring financial and resident data is promptly and accurately posted to Buildium on an ongoing basis, including but not limited to:
- Lease information, payment and returns of damage deposits, vendor invoices, changes to residents’ financial information, storage/parking changes, and one-off/penalty charges
- Monitoring and tracking inventory of all company-owned chattels in resident’s possession in Buildium
- Staying up to date with changes to all relevant residential tenancy legislation and health and safety regulations
- Working with Thrive management to create and periodically update a building maintenance handbook
- Other sundry duties as assigned
Pay: $50,000.00-$60,000.00 per year
